The RICS level 2 provided by Paul was detailed and clear. It was great to have the report so soon after the survey was done. When the postal copy arrived, I was able to read it more thoroughly than I read my email copy and I had a couple more questions. Paul answered my questions clearly and helpfully.

The survey explained the defects and risks and what should be done about them. Advice included reducing the ground level at the front to lessen damp, taking up an uneven concrete floor and testing for sulfate, checking one ceiling for asbestos and checking the bathroom under floor timbers for damp damage.

Its very useful to have this expert advice. I will keep the survey to refer to as a house owner.

I am not an easy customer. I pay on time, but can get confused about what is intended by written wording. I am grateful that my questions were answered clearly. Many thanks.

Edit January 2026: Since getting the keys in September, I have been much less happy with the surveyors report, because of the amount they either missed or didn't make clear. I intend to write the surveyors a formal semi-complaint email when I am sure I know all the house problems. Still checking at the moment. I like the house and situation very much indeed but have had serious unexpected extra costs. End edit,

We recently had need for a survey when purchasing a house. The service we received from Helen and Paul was exemplary from the initial contact to the end report. The service was very fast and efficient. Everything was very clear and well explained, both the process and the survey content. Even after the survey was completed we had ongoing questions relating to the house purchase which we drew on Paul's expertise for. As joint executor of my late Mother, Audrey’s Estate the service I began to seek in mid-November 2023 was a property valuation for the subject Probate application but in particular I was looking for an independent RICS Registered Valuer performing a so called ‘Red Book’ valuation for the purpose of satisfying HMRC.

Edward Watson and Associates were exactly that and the Red Book methodology and standards adopted were the International Valuation Standard of January 2022 and UK supplement. Paul and Helen are a formidable team and interact with a cheery efficient professionalism.

If you are realistic about the hourly rates for a professional qualified person performing such a service and the consequential burden that VAT will add, then the cost of the service for the few hours of time should align with your expectations. I may have hit a period of high demand but being pragmatic, and if booked early then, the three weeks to wait would not impact my expectation of the overall timeframe and well within other more drawn-out parallel timings of the pre-probate application process.

It was clear that Paul has professional capability and is an experienced valuation practitioner and so able to apply that to the service provided, the output received and ultimately Paul's opinion of value in terms of Probate.

Importantly anyone seeking a property valuation for Probate should consider using the services of a RICS Registered Valuer rather than rely on a marketing appraisal by a likely unqualified representative of a local, possibly well intentioned, Estate Agent and probably possessed of the conflicted interest in both performing a pre-probate service and securing the instructions for the post-probate downstream sale. Clearly the Estate Agent will be needed but not at this stage.

Key selection criteria for me were independence, RICS Registered Valuer, Red Book and locational proximity. Following some early google searching I identified and used the 'RICS Find a Surveyor' with relevant selection criteria filters to identify at first a longlist and then by basic website analysis and elimination my shortlist. The satisfaction of the selection criteria coupled with first impressions and fee quantum (all ideal) then led to selection of Edward Watson Associates and thereafter the performance of the service, this rating and review.

If not yet clear I was satisfied with all aspects of the service and output and so I would have no hesitation in recommending Edward Watson and Associates should I be asked by anyone I know.

I was recommended Edward Watson Associates by a friend who recently used them and the recommendation was bang on! Helen was so quick to respond to enquries and Paul did a fantastic job with the final report. It not only showed the issues, but how they could be addressed. In total the report was completed in about eight days!

The whole process was extremely smooth, from requesting a survey to be undertaken to receiving the surveyor's report within the agreed timeline.

Just a quick note of thanks on behalf of my elderly father regards the survey. From booking to completion only took 8 days! (the ONLY thing to happen quickly at the stressful time of trying to move house.) The survey supplied was thorough, correct and everything we’d expected. It wasn’t until our experience with another surveyor that the quality of YOUR service was highlighted even further. They took OVER 3 weeks from visiting my Father’s house to supply the written report on behalf of his buyer, and the survey they supplied was riddled with mistakes and false claims making his buyers pull-out.
Having discussed this in length with people in the profession, I have realised the service given by Edward Watson is streets ahead of many of the so-called big surveying firms and I will not hesitate in recommending you to everyone I know."

I would recommend Edward Watson Associates to everyone - both Helen and Paul were extremely helpful to us and extremely adaptable, due to various changes and were brilliant at going through the survey in language we could understand, and then at recommending other people to help with issues that cropped up in the survey. During a difficult house-buying process, they did what they could to make it easier and simpler.

This is the first time I have had to arrange for a Structural Survey on a property and I could not be happier with the service received from Edward Watson Associates. Helen clearly explained from the outset what the process would be, step-by-step, provided accurate timescales and took any stress out of what could be a daunting process.

The final report produced by Paul was concise and easy to understand, with lots of detail and clear, good quality photos.
