100% Cash Buyer ignored

100% Cash Buyer ignored – Complete lack of professionalism

Extremely poor experience with the Denton branch, specifically Eleanor Price. As a chain-free, 100% cash buyer with funds exceeding £450k, I expected a basic level of professional service. Instead, the process was a shambles from start to finish.

First, I was left waiting at a property because the agent couldn't provide access, followed by a flippant joke from the negotiator about "breaking in through the windows" rather than a professional apology.

More importantly, after making a record-breaking cash offer of £235k, I was ghosted for 6 days despite multiple follow-up attempts. My formal written withdrawal was also completely ignored. It is clear this agency used my solid cash offer as a "safety net" or leverage to pressure other buyers while failing to provide me with even basic courtesy or communication.

If you are a seller, be warned: this team’s inability to communicate or manage a high-value cash transaction could cost you a secure sale. If you are a buyer, be prepared to be played and ignored. Totally unprofessional.

Update:
I've made a formal complaint to Edward Mellor Denton and received a pack of lies in response. I've now escalated the matter to The Property Ombudsman (TPO).

NEVER, NEVER to be hired for a Survey of any level

This company is a fraud NEVER hire them to do a property survey.

I booked them to do a level 2 survey, and there was clear damage to the bathroom which they didnt list up, however documented that the walls where there, despite not noting that the wall panels where coming off and the bathroom had damp issues. They even stated that they didnt carry out any test for it.

The remaining house survey was the same.

Exceptional service & a brilliant results!

We recently sold two commercial buildings through Edward Mellor Auctions and our experience with the team, especially Chloe and Austin was genuinely fantastic.

Chloe was absolutely brilliant from start to finish. Her communication was spot-on, she kept us updated throughout, and she pushed hard to get the best outcome for us. Nothing was ever too much trouble and she always made sure we knew exactly where things stood.

Austin was equally excellent, very professional, super friendly and extremely knowledgeable. He helped us position the properties strategically and made the whole process feel clear and manageable.

Even when we had a few hiccups along the way as you always do with property, they were both calm, proactive and completely on it. They worked right up to the wire and secured us a double sale, including a last-minute pre-auction deal! Amazing 👏

Couldn’t recommend Edward Mellor Auctions in Stockport highly enough. We’d happily work with them again!

Fantastic for first time sellers!!!

Selling my home for the first time and having to use an estate agent had left me feeling quite anxious. I met a number of agencies but Einar Perdomo at Edward Mellor stood out.

He was thorough and detailed, walking me through the process from start to end and introduced the team at Edward Mellor who would be helping me.

No other agency came close to provided the level of care that Einar offered. I can highly recommend them.

Excellent

I've sold two properties with them through auction, both successfully, and both achieved what is, to my mind, a fair price for what they were.
They were very proactive in finding buyers, arranging the viewings, liaising with the buyers, liaising with me, and in closing the deal off.
They also appointed a firm of solicitors to deal with the conveyancing who were also excellent and instrumental in getting the sales completed.
I thought it was just an auction but it appears to be more than that behind the scenes, they seemed to have spent a lot of effort marketing them to potential buyers.
The fact there a is a set timescale to the process worked well for me.

Great experience.

Great experience.
We were visited by Einar from the Droylsden office and we realy felt the care they have for the customers. Everything was ready in a few minutes , pictures included , appointments for the week after and we already accepted a good offer.

Excellent customer service and care

Einar Perdomo and the team were professional and efficient in supporting the sale of our property. Einar gave us very good advice and the team were willing to use our own photos to showcase the house beautifully. Viewings were conducted efficiently and at suitable times.

Unreliable Estate Agent

Edward mellor is zero stars but unfortunately I had to give one inorder for me to write a review. Scammers, Very unprofessional and undermanaged. They have no clue what they doing, they are a bunch of liars, pushes blame and threats you in using their services which I did which still went wrong so who is to blame. All they are interested is money, once you paid them that is it, they do not want to know. Takes no responsibility for their wrongdoing. They have a duty of care to protect their clients, providing accurate information, complete information to enable clients in making the right decision which they have breach.

A great company I have ever experienced

This is an amazing company that we are working with. The property of my client was listed only for few days , one viewing has already generated 5 offers with satisfactory price we are asking. Their follow up is terrific. Staff are performed excellent on sells team. Especially Natalie ,Einar, Bethany & Michael. I apprecaite for their works & for sure we would have more works together in the future.

Edward Mellor for a surveying team

I used Edward Mellor for a survey on a property i recently bought. I couldn’t have had a more worse experience if i tried. I purchased the property on 11/7/25, so very recent. The surveyors report is all wrong and they are not taking any responsibility what so ever. I then received a telephone call from their MD named “Jim” ask yourself when a MD ever calls a person re a complaint. Jim was extremely rude to me on the call because i wouldn’t accept an apology for their faults made. I have a copy of the report and an email off “Jenny” stating it is their error but nothing has been taken into consideration even though I am going to be in thousands of pounds out of pocket. I am not going to the property ombudsman and a solicitor as their “big error” has completely changed my the financial demographics. They are also refusing to send me a copy of the call. PLEASE BE AWARE WHEN YOU ARE MAKING A DECISION RE USING EDWARD MELLOR FOR ANYTHING.

We have fully reviewed your complaint at the highest level, including independent consideration by both our Chief Surveyor and our Managing Director.

The survey report did contain a clerical error in one section, but it also correctly identified the heating system as a traditional boiler with a separate hot water cylinder. This is not a defect, and no recommendation was made to replace it. Any decision to change the system is a matter of personal choice, rather than something required by the report.

We also carefully reviewed the telephone call you referred to. At no stage was our colleague rude or disrespectful, and the call was conducted in a professional manner.

Your complaint has been handled in line with our published procedure, and you have been advised of your right to refer the matter to The Centre for Effective Dispute Resolution if you remain unhappy.

We are fully transparent with our regulators and would have taken a compensatory position if, after review, it was deemed appropriate.

Extremely Unprofessional and Misleading

I had a very disappointing experience with Edward Mellor while trying to purchase a bungalow on Remer Street in Crewe. The starting bid was £125,000, and after viewing the property, I received a call pressuring me to offer £175,000, claiming there was already a similar offer close to that amount. I refused to overpay.

To my surprise, the property didn’t receive any other bids and eventually sold weeks later for £141,000—far below the amount they had tried to push me to offer. They even used examples of properties in the area to justify their suggested price, but these examples were from different streets, half a mile or more away, and completely irrelevant.

It felt like an attempt to get more money out of me rather than giving honest advice. I found this approach highly unprofessional and misleading. I would caution anyone dealing with this company to be very careful—they seemed more interested in pushing a higher price than providing genuine assistance.

Edward mellor Woodley Well where do I…

Well where do I start 😊. Let's say I didn't get off to the best start when it came to looking at selling my home. My home was on the market with a different estate agent and I felt I was getting nowhere with it. I didn't go to Edward Mellor to begin with as I sold my previous home with this other estate agent company so through it would be straightforward. Nottttttt. I called Edward mellor less than two weeks ago and from the word hello I felt at ease. I spoke to Hollie Moore in the Woodley branch and she was so accommodating to my needs and really took the time to listen to my selling experience so far . She reassured me and went through everything so thoroughly. At no point did I feel pressured or rushed and all of staff I have spoken to have just been outstanding. Thank you Hollie, Amber and Gemma (sorry if I missed any names) but you are all an amazing team and after just a week a buyer has purchased my home. Hollie gave great advice on the value and was extremely professional active when going get photos. Over 40 photos taken and Hollie showed the property in near enough every angle possible. The write up of my house was a true reflection of the property and Hollie mentioned all the great features my house has to offer and who it would be suitable for potentially. Hollie gave great advice regarding me coming off right move and from the previous agent to going on again with a new agency and every question was answered in a way I understand so nothing was overwhelming. Hollie really does know her stuff and the team work great together .Thank you and I'm really enjoying the whole experience with you. I feel so rest assured that everything is in safe hands. 😊 Thank you again. Unprofessional without basic skills and knowledge in their field ! Avoid!

If I could leave a zero review , I would. Please do not use them unless if you want to create problems for yourself. I was renting my property and cannot get it back, because of Edward Mellor unprofessionalism and mismanagement. They are always right, covering their faults but in reality do not know what they are doing. They cannot even serve a proper notice to the tenant! Unprofessional and horrible people ! Constantly lie and clearly it is in their work ethics. My tenant does not want to talk to them (talks to me) because he thinks that they are stupid and the worse agency ! And it is completely true ! Avoid !
