We entrusted EC Joseph Ltd with…

We entrusted EC Joseph Ltd with building works and paid a £10,000 deposit in good faith. Unfortunately, our experience has been deeply disappointing and costly.
The company made post-fact deductions from our deposit totalling £2,430, for items that were never agreed, never quoted in advance, and in some cases never even completed. When challenged, Andrew Joseph repeatedly ignored correspondence, refused to engage directly, and ultimately dismissed our legitimate concerns.
Examples of the disputed charges include:
£1,000 for a rubble chute that we were explicitly told would carry no charge.
£480 for removing two freestanding kitchen units (a 30-minute task suggested by his own team to clear space for their late plasterboard delivery).
£320 for so-called “abortive time” because we used our own electrician. His team still had plenty of other work outstanding at the time.
£95 for skimming work that was never carried out.
£50 arbitrarily added to a shaft job already quoted and partially paid.
£2,622 charged for a boiler room job that was left incomplete (no ceiling skimmed, no debris removed).
At no stage were these costs agreed upon. They were simply deducted from our deposit afterwards, leaving us with no choice but to dispute them.
This approach demonstrates a lack of professionalism, transparency, and fairness. Holding client deposits and then retrospectively allocating inflated or unjustified charges is not the conduct of a reputable contractor.
We tried repeatedly to resolve this matter amicably, but Andrew Joseph declined. Clients considering EC Joseph Ltd should be extremely cautious. Based on our experience, we cannot recommend this company.
