Poor communication and lack of responsiveness. I raised concerns about estate maintenance several months ago and sent numerous follow-up emails, yet received little meaningful response.
After months of chasing, I was sent a letter addressed to me about a communal bin store issue that did not even relate to my property. Eaves later confirmed this was sent in error due to an IT issue.
Mistakes happen, but the ongoing lack of communication and failure to address resident concerns has been extremely disappointing. Based on my experience, I cannot recommend Eaves Property Management.

Without question, this has been the worst experience I have encountered with a property management company.
For months, Eaves Property Management has failed to progress a Deed of Variation required for the sale of my property. Despite repeated chasing by myself, my solicitors and other parties involved in the transaction, meaningful progress and communication have been extremely poor.
The consequences have been serious. The delay has already caused my onward purchase to fall through, and my current sale is now at risk because confidence in the process is being undermined by the ongoing lack of action and updates.
What has been particularly frustrating is the apparent inability to obtain clear answers, ownership of the issue, or realistic timescales. Emails often go unanswered for extended periods, and when responses are received they frequently provide little information on what is actually being done to move matters forward.
Property transactions are stressful enough without having to spend months chasing a management company for information and action. The level of service I have experienced has been unacceptable.
I have now had to submit a formal complaint and consider further escalation.
Based on my experience, I would strongly advise anyone dealing with Eaves Property Management to be prepared for delays, poor communication and considerable frustration.

Slow, overstretched, don’t think they have the professional qualifications to manage our extensive site at Sovereign Harbour, Eastbourne. Find it very curious that all the 5 star reviews appeared within a couple of weeks of each other!

Our experience with Eaves Property management has got better and better over the last few months. In particular Claire and Nicola have been very supportive and helpful. They respond extremely promptly to all our requests. Eaves also see the wider picture with health and safety. Investigation of external structures. There is also a consistent upgrade programme including lighting shutter replacement.

Eves try to do a good job in often difficult situations. Sadly they’re often up against grumpy residents and developers that hope residents will stop grumbling. Claire and Nicola are committed to getting stuff done where they can. Sadly my criticism is that the company doesn’t tell residents what they’re planning to do or are doing! Communication is everything. The five stars are for diligence, and trying to do the right thing plus Nicola’s good humour!

Eaves are a very busy Property Management Company and handle a lot of properties in the south of England. We have been with them for over two years now here at Columbus Point in Eastbourne's Sovereign Harbour and make no mistake coming from the far from efficient Hazelvine it has taken Eaves a good year to get itself established with us. But thanks to Beverley Eaves amazing team and one lady in particular being Nicola Carty (Nikki) who has worked with us hand-in-hand during this time, we have seen things get done. Lift refurbishment, new garage door, new internal phone system. new internal and external lighting amongst regular wear and tear jobs sorted for us. So on the Customer Service side of things I can only give full marks to their friendly and efficient team.

Great Support from Zoe and Josh
In general, Eaves is a quite busy management company as expected since they manage multiple developments in the area. However, Zoe and Josh who looks after Fabric Maidenhead are really helpful and supportive. They have personally handled our electric charging installations, which was an action waiting to be resolved for a long time and couldn’t be solved without their persistence to handle all 3rd parties on behalf of us.

My experience with Eaves Property Management has been extremely poor, with ongoing issues that remain unresolved and a consistent lack of accountability or effective management.
At our development, residents are being charged for services that are either not being carried out properly or are not delivering any visible benefit. The basic standard of estate management is simply not being met.
The grounds are regularly left in a poor condition. with weeds, dead shrubs, and missing or neglected planting. Contractors attending site appear to do very little meaningful work, with visits that feel irregular and ineffective, including minimal visible maintenance of the communal areas.
There are ongoing safety and maintenance concerns that have not been addressed, including missing paving slabs creating trip hazards, a broken gate lock that has remained unresolved for months, and general deterioration of communal spaces. Items such as dumped rubbish and abandoned signage have also been left unattended for extended periods.
Waste management has been particularly poor. The bin area has, at times, been left in such a condition that residents have had to intervene directly to prevent hygiene issues, due to a lack of timely action or proper oversight.
There is also a lack of transparency around charges. Residents continue to receive demands for payment without clear or itemised breakdowns that properly explain what work has been carried out and when.
Communication is inconsistent and often unhelpful, with issues either delayed, deflected, or not addressed in a meaningful way. This leaves residents feeling that concerns are not being taken seriously.
Overall, the standard of service falls well below what would reasonably be expected from a property management company responsible for maintaining communal areas and charging residents accordingly.
Based on my experience, I would not recommend Eaves Property Management.
If you are unsure about this review, I would strongly suggest looking at other independent feedback and experiences from residents and leaseholders before making any judgement.

Our new build development of 17…
Our new build development of 17 properties was dumped by developer Antler Homes with this shambolic, unqualified, expensive, rude, deaf firm, who should not be allowed to call themselves property managers at best they are inadequate bookkeepers. We have spent 3 years trying to get proof of expenditure copy bills and receipts as required under section 22 of Landlord and Tenant Act 1985 as well as detailed questions all they do is threaten payment action via lawyers who seem to accept instructions without question but add to costs with no attempt to resolve genuine issues. It is clear that despite funding their fees there is no concept of acting in our best interests - we should not have to spend time , anxiety and costs fighting for professional service. Thankfully we are making progress in a group action to get rid of them good luck to the many others who have voiced concerns here Legislation does facilitate action .
