I found this company to be extremely helpful regarding a query I had. Marcel was lovely, really kind and reassuring. I have had a property for 5 years and never had any problems with them.

Greedy unrealistic and unfair

If I could give this less than 1 star I would. These people are greedy. The house that I was in the middle of purchasing has fell through because this company refused to stop the doubling ground rent or atleast sell the leasehold. This meant that by the time the Leashold was in its last 20 years it would be over £400,000 per year ground rent. This is double what the house costs and they would expect that per year?! Absolute greediness and quite clearly are setting people up for a fail to earn land back. Wasn’t willing to even take it the recent law changes or try to make it affordable for people. I am honestly disgusted.

Extremely helpful

Extremely helpful, kind and efficient. Thank you to all the team in transfer department, especially Sha & Tony, telephone team Marcel & Jesse and Alessia & Katie in sublet department. Everything went through very smoothy and easier than expected, especially during a difficult time for our family. Again, thank you! We do not mean to disrespect other reviews, but perhaps they are changing and we can only speak from own experience.

I urge all property owners to…

I urge all property owners to reconsider using this company based in Newport Pagnell. The primary liaison fails to accomplish tasks. I've been waiting for 3 months for a basic lock to be installed on the bin shed due to illegal dumping. The front garden hasn't received any maintenance this year, leaving most of tenants questioning the allocation of the service charge. There's a lack of investment in maintaining the standards and the building, leading to the property's deterioration. I've never experienced such poor management for such straightforward tasks.

Company from Hell

If I could give this review less than one star I would! We are currently in the process of buying our first home which is a flat that is managed by this company. During the process our Solicitors raised the need for Deed Of Variation document due to the ground rent on the property. This has been absolute HELL we are now on month 5 since this was raised with little progress. The representative has been asking the same questions delaying the process and so far they have asked for a total of £2500 to do this which just seems to be multiplying!! unable to get through on the lines and taking several weeks to respond to any emails sent.

Criminal scumbags

Along with their robbing criminal fraudulent brothers at First Port this company should be shut down and legal proceedings taken against them. As landlords of my leased garage they want £160 for a sales pack even though we have paid the scumbags at FirstPort nearly £500 for their ‘sales pack’! Try and find out why you need 2 sales packs is impossible.
As in my review on FirstPort I will only I hope these scumbags also rot in hell with their cohorts. Karma is coming.

Impossible to get hold of anyone to…

Impossible to get hold of anyone to speak to, sending bills out but when I dial on to payment site says, im up to date with payments.... this company is a law unto its self, the government need to help and support people who are held to ransom

Awful Awful company

Awful Awful company. Ignore any requests sent to them and leave the developments in dangerous conditions with that do not meet legal minimum fire standards but simply do not care that they are breaching the law.

Had to email CEO

In common with others on this site, was trying to sell my mothers retirement flat. My solicitor was not getting anywhere with getting questions from the buyers solicitors answered, kept getting sent to other depts or First Port. I got fed up and found the CEO's email address on line (look for it, not difficult to find, his name is Michael Gaston). I emailed him twice a day for a about a week. He never replied but a deputy manager from the relevant dept replied, phoned my solicitor (my suggestion) and all was sorted within a few days. Although sale went through 2 weeks ago, I note that my mothers account with E & M not closed, so will be posting again if I get the next rent bill! Also plan to email all the directors with a link to Trustpilot and suggest they sort their company out

Beyond bad

False claims, additional admin fees, no records of previous complaints, failure to assist with access to their website, which by the way you will need to visit for almost anything:

Just in case you were wondering, yes, they always have a high volume of calls. Even if you wait 45 minutes.

Email contact may seem appropriate, but this is equally useless as they never respond.

I am witting for their lawyers to contact me as it seems that contact through the courts may be the easiest and yes, quickest way.

Scum

Avoid like the plague.Con artists.Scamming money by falsely saying they have sent reminders which never arrived.Then adding £769 in charges containing solicitors bills.They never respond to emails and cause a deal of stress to their victims.They are vermin.

Today I contacted Estates & Management by phone as I was taking too long to navigate their portal within my lunch break
To enquire about a couple of important subjects

I was greeted on the phone by a gentleman named Marcel
Marcel is so polite professional & cool headed
Dealt with things swiftly
& mentioned that if I had any further enquiry
To simply call back

Marcels customer service is 10/10
With human touch in a digital world

Breached ICO guidelines, couldn't care

Breached ICO guidelines by giving out my (and a lot of other homeowners' details) to a third party, did not acknowledge either of the emails sent in via the online messaging tool, then claimed over the phone that neither of these messages were received - yet the online messaging system was working fine.
In a follow-up call, I was told E&M do NOT record any calls, despite the automated system stating clearly that calls may be recorded, and that I would not be allowed to record a call.... is this because it may suggest you have somthing to hide and would not be able to deny evidence put right in front of you?
I have never come across such an awkward, combative, ignorant company.
Needless to say, after exhausting all options, I have reported the data breach to the ICO for their investigation and to hopefully hold this company to account for their lack of inaction.

joke of a company…

If I could rate this joke of a company 0 stars I would, constantly sending threatening letters, 19th of Jan and they have send 2 letters already about ground rent for 2024, second one threatening to get debt collectors involved. I wouldn't mind if it was June but we're still in Jan and I have already paid it. Horrible people horrible company.

Atrocious company

Atrocious company, nothing but headaches when trying to retrieve paperwork for moving home.

Arrogant replies via email as if they are too good to even give you the time of day.

This company will not be running for long if they carry on this way, please avoid at all costs if you can.

They don't even deserve 1 star.
