Five years since my investment and i still havent recieved a penny back.Apparently the developer couldnt sell all the apartments but i found out quite easily that he had kept a lot of them to rent out while not repaying all of us investors. Crowdlords have done nothing since to regain out capital. So bad it should be illegal!!!!!
Total loss of capital and no interest payments.
Since covid Crowdlords has done poorly. The highly promoted 7X eco-apartments (Kennington) in which I invested a lot of money has been a total loss. I don’t know where the money went, what has been sold, who made a profit but for me the return is nil. Loss of all my capital and no interest whatsoever 😢.
It means I have ignored all P2P lending since it’s safer to keep my money in a bank despite their low interest rates.
Losses and long delays since 2020
I started investing with Crowdlords in Nov 2017 and initially made high returns (17%) on the first 10 or so investments. Since 2020 all of their investments have been many months and in quite a few cases years behind the payout schedule (making financial cash flow planning absolutely impossible) and in some cases resulting in a 100% LOSS OF EQUITY. Difficult to determine how much was due to covid and how much to do with their business model - but I cannot understand given house prices at the moment how they can be predicting a total loss on a Grade A (lowest risk) investment with 1st charge over the property and a Personal Guarantee without some element of poor management oversight.

I have invested a no of times with them. Initially a little slow with updates, which when you are dealing with a very High Yielding Investment through a Co you are not familiar with in the property development sector, is at times worrying! However, I am pleased to report that things now much improved on the feedback front (thank you Sultan!). In terms of their honesty and professionalism I have no doubts. I went to visit one of their developments, it was at the stage of build exactly as described/expected. The work was to a very high standard.
Must give a special mention to Sarah who really does go above and beyond to get answers to investors queries, move things on if time is important, and in so doing adds a great measure of re-assurance to the whole process.
Website is very clear and easy to use. None of my investment projects have reached maturity so I have no performance data to share as yet- but all the development works are in progress as projected.
Usefully they hold open events so you can meet in person.

CrowdLord has proved to be a very good platform
CrowdLord has proved to be a very good financial platform for property investments.
They have tended to find sound investments at good rates of returns, and conduct helpfull relevant DD.
As and when any difficulties do arise they proceed efficiently to a resolution.
The opperation of their website still requires development but apart from that they are one of the better crowd funding platforms, and have proved to be a good home for our ever increasing investments.

I have known Richard Bush of Crowdlords since 2015. I worked with Crowdlords to raise £142,000 from investors and used the money to purchase 2 flats in Derby. With Richard's help we negotiated a good purchase price which should enable us to deliver good returns to investors when the 2 year investment period ends in the summer.
I continually discuss new projects with Crowdlords as I am a budding developer. I really like the crowdfunding model, it is good to know that Crowdlords takes care of all the regulatory side of pooling investors together. I am hoping to bring another project to Crowdlords soon to generate good returns for Crowdlords clients and to help my business grow as well.

Going from strength to strength
From a small start crowdlords have gone from strength to strength. A small minus is that their timescales on projects seem to be over optimistic. Reporting on progress of developments though improving is still bit basic. Proper project programmes need to be provided to show real status and possibly a dashboard type of reporting set up for more complex projects
Highly recommended
I've been using Crowdlords for a couple of years now. They are a brilliant investment platform I would highly recommend for those that are confident in assessing property development deals.
Having said that, their communications & website have become much better in this time & choosing investments is straightforward.
Their due diligence is thorough & easily laid out, reassuringly. All the important financial considerations & pitfalls addressed.
& although there will always be minor niggles & things that slow down developments, I have found Crowdlords always really fair in their dealings & great at keeping you in the loop.

2 year review
I have been investing via Crowdlords for 2 years.
Some of the earlier investments have matured and have paid out correctly.
I am not aware of any default situations at Crowdlords (unlike some of the P2P platforms I also invest via), so I cannot comment on how rubust their recovery processes will be.
I intend to be continuing to invest via Crowdlords as all experiences to date have been very satisfactory.
There is a fundemental difference between Crowdlord's equity offerings and P2P loans. The equity gains are Capital Gains rather than interest, so are tax free if all your Capital Gains in a Tax Year are below the Capital Gains Tax Allowance (£11700 in 2018/19).
I see the equity offerings (like Crowdlord's) as a higher risk than P2P as there is little security. Diversification remains key.

My favourite crowdfunding company
I have been investing with a number of Peer to Peer and Crowdfunding sites for the past few years, but my favourite is CrowdLords.
The returns on offer are very good, and have, in my experience, actually paid out the indicated amounts - although not necessarily on the date originally planned. As is often the case with property development, be prepared for timescales to change - but when this happens CrowdLords is good at keeping investors informed, and normally manages to negotiate an improved payout to compensate for any delay.
The fact that investments are secured on property (rather than, for example, loaning money to a company, with just a director's guarantee) gives me more confidence that I will actually get my money back. CrowdLords also offers a range of investment types - from low risk loans (which can optionally be held within an IFISA wrapper), to more adventurous "full equity" investments which provide an opportunity to achieve high rates of return if the development makes a good profit - but could lead to a loss of capital if the project were to run into problems.
Be aware that there is no secondary market for these investments - so once you invest in a project, you won't be able to access that money until that project has been completed - but for money that you are not going to need in a hurry, I think CrowdLords offers an excellent investment choice.

The projects that I have invested in that have matured so far have delivered excellent returns and have achieved or surpassed the returns indicated at inception.
