Well-run places people genuinely want to live in and return to. Cove is a UK operator of one holiday resort and four residential communities, each designed around one simple idea – places should feel good to live in, stay in and belong to. We focus on quality over quantity. That means investing properly in the places we own, caring for the people who live and stay there, and building communities we would be proud to recommend to our own friends and family. From our coastal holiday resort to our peaceful residential parks, everything we do is shaped around long-term value, not short-term gain. We believe great places are built through trust, fairness and attention to detail. That shows in our homes, our facilities, our service and the way we treat people. Our Resort: Our only UK holiday resort, Seal Bay Resort (Selsey, West Sussex), offers coastal holidays and holiday home ownership in a well-established seaside location. Our Residential Communities: Four peaceful, age-qualified residential communities across England, designed for people looking for security, comfort and a strong sense of community: Kings Park Village (Canvey Island, Essex), Sandy Oaks (Bestwood, Nottingham), The Elms (Torksey, Lincoln) and Willowbrook Park (Lancing, West Sussex). Our mission: To own and operate well-run holiday and residential communities in locations people genuinely want to be. Our vision: To set a higher standard for how communities are run, where great service, honesty and generosity are part of everyday life. Our culture: While our locations matter, it’s our people who make Cove what it is. The relationships they build, the pride they take in their work and the care they show day to day are what truly set us apart. We work hard to create a place where teammates feel valued, supported and proud of what they do. We look for people who care about doing things properly, who treat others with respect, and who believe that good business starts with doing the right thing. Cove is guided by six core values that shape our decisions and how we work with residents, holiday guests, partners and each other: Hospitality - We are warm, welcoming and human in everything we do. Good service should feel natural, not forced. Excellence - We raise standards, not excuses. We focus on quality, consistency and doing things properly, every time. Passion - We care deeply about the places we run and the people who use them. That energy shows in our work and our communities. Trustworthiness - We do what we say we will do. Trust is earned through honesty, transparency and fairness. Stewardship - We look after what’s been entrusted to us – people, places and resources – and think long term, not just today. Kindness - We treat people as we would want to be treated. With respect, patience and understanding. Our commitment: Today, tomorrow, and for the long term, Cove is committed to putting people first and doing business the right way. That means staying focused on: Improving the everyday lives of our residents and holiday guests. Supporting and giving back to the communities around us. Creating rewarding, sustainable careers for our teammates. Building long-term value through responsible ownership. Making a positive difference in the places we operate.

I was misled and sold a static caravan under false or incomplete representations. Unexpected fee hikes, false promises of rental income, pressure selling, huge depreciation they never tell you about, contract terms that contradict what the salesperson tells you. Now in a position to start a big group claim because they just don’t care about it.
Cove what a Joke of a Company buyers beware
I can’t get my head around how Cove Springwood bought my van and then sold it at profit and funds were transferred to Seal Bay ( this part of Cove is not in administration )
Have tried to talk to Darren Scutter head of finance Cove and who’s name appears on every other Cove park registered at companies house
What have they, or he got to hide I just want my £14000 for my Van that was bought and sold prior to Cove Springwood going into administration..
what a Crap underhand company and what has Darren Scutter got to hide .
But the big question is if Springwood Kelso along with all the other Cove sites that have been placed in to administration paid there proceeds to seal bay Coves head office were the hell is all that money going or gone to . And how come SEALBAY are still allowed to trade
So disappointing
Gwel an Mor Resort - Portreath 20th - 24th Oct 2025
When we initially saw the lodge we thought Wow, but that's where the wow ended. The location was good and you could walk to Portreath beach and quay in about 10-15 minutes, but there wasn't much else there.
On site the pool is small so they restrict numbers, if you turn up when its busy you cant go in, they suggest going back to your lodge and waiting for a call. When we went in there were no lockers with keys, apparently they have lost most of them but they have requested for them to be repaired/replaced, but that could be next year if they're lucky. Not a good attitude.
The lodge itself may have been luxury at one time but they need to drop that name, 101 was tired, had damaged decking, rusty outside furniture, tatty paintwork in most areas. Broken blinds, no usb charging points anywhere, the hot tub leaked the first night so we couldn't use it the next day, very disappointing for us all. The main bedroom had a dressing table but no seat to sit on. The bathrooms looked like they had been refurbished but the shower tray looked old and yellow. The TV over the bath didn't work, no connection!! They do not look like the pictures on the website, maybe when they were new they did, but not now.
The base camp seemed very understaffed, one female member of staff ran the archery session, as soon as it was finished she was serving in the café, where another member of staff had apologised for not being able to serve us as she was on her own, it was very busy but had more of a children's nursery vibe than an activity hub, full of local mums with their children. The same member of staff from the archery and café was then working in the wildlife centre too. The farm shop, where we needed to buy something was open but locked, with a phone number to call and they would come and see to you, we called multiple times and the number wouldn't connect. There was another family waiting and trying to phone too, but they also gave up in the end. It all seemed to be very poorly run.
We went to the restaurant a couple of times which was very nice, the food was good and good value for money, and the staff were polite and friendly. We did have an issue with a steak dinner but this was replaced quickly and without a fuss, and we had a reduction on the bill.
Based on our experience this week, we would not recommend this holiday site and would not consider returning.
Quite possibly the worst holiday…
Quite possibly the worst holiday company in the world. Had a caravan on one of their sites and it ranks as one of the biggest mistakes of my life. None of it was my fault - all theirs.
Online price incorrect to try and mis sell
Went online to book and an error on the page, still have caravans available. Rang them up and they would not honour price online. Said a web site incorrect price. Poor customer service
I have been coming to seal bay for over…
I have been coming to seal bay for over forty years since I was young, I came with my son and his family as we had a lovely time two years ago .
Check in was easy ,and locating our caravan straight forward as this is a big site.
Our caravan looked great at first ,we were disappointed as the caravan wasn’t up to its usual standard of cleanliness .
As the evening approached ,and we went to put lights on ,we had no lights in bedrooms or bathrooom. And decided it was late ,and we’d get the problem rectified in morning . I called reception and explained the issue ,and was told it would be sorted ,but with two excited grand children we didn’t want to hang around all day. We done a food shop as very hit and miss on the facilities here ,and can be expensive .
Only the cooker didn’t work !! Again I called in morning to explain our situation ,and was told to email to guest relations ,which would take a week to get a reply .
So all that money /food wasted already . ! And the toilet flush ,got stuck and could hear running water for a few hours through the night .
Trying to use the app ,to find out what’s going on where us virtually impossible ,I don’t understand why they can’t give you a booklet with the days activities ,as site well aware of this issues . The information pack is more focused on caravan sales.
We explained to the staff at the cove ,we couldn’t access app ,and already missed the children’s evening entertainment ,we later found out the was other children’s entertainment at the white horse we could of gone to instead but they never told us that as we stood there with two disappointed children ,so it was back into the arcade . The swimming pool facilities were busy ,but was being cleaned constantly .
My grandchildren missed out on so much as needed to book ,via the app !
I did speak to a member of staff ,who explained if you go to the dockyard. They may be able to this ,unfortunately it was all booked .
Over all I would say this place is sadly going down hill fast ,after bunn leisure went .
There was a number of ood parts to the…
There was a number of good parts to the family holiday but there was also negative issues as well. I asked for our caravans to be near each other and they obliged. Second caravan had a blockage in en suite toilet and this was dealt with within an hour of being reported but engineer commented that cleaners should have seen this when cleaning. Swimming pool was good, arcade geared up for children and cost money. Crazy golf was expensive for 1 round and small area and maintenance poor.No supervision on the bounce bit out the back and older children having more use of it than the younger children, this was not supervised properly.. We had a chippy meal on the 2nd night and it was absolutely terrible. Spent £60 on this meal and more than half thrown away. The place was shut the rest of the week. Papa John was excellent and offers delivery service . We ate in twice at the restaurant and on the whole ok but 1 of our party wasn't well after eating hunters chicken. You are not able to book tables for meals. We never attended the entertainment for the adults so could not make a comment. Drinks were very expensive and no family could afford to go there every night. Caravan itself was clean and lacked some basics ie 1 shelf in the oven. There was a mop bucket but no mop. Good area for my grandchildren to run about. The chippy did annoy us at the standard they served up and being closed the rest of the time we were there so unable to make a complaint to them.
Overall it's okay, but expensive shops and loud music
Our pitch was about 100m away from a concert and carousels which were open late at night.
I'm sure that we would have been told off for being loud after 2200 and this is what pitchup clearly stated being the rule, yet the concert was going on late late at night.
Nobody asked us or informed about it and if I wanted to go to Glastonbury with my family I would have, but I wanted to spend quiet time at night like most families.
Definitely not recommend if you want peace and quiet place.
Nope
Exhausted staff. That don't get their tips.
App that's so confusing. Over priced food. The CEO from America is raking it
Great time was had. Great facilities and lodgings
We had a great mini break at Sollway Holiday Park in Silloth, Cumbria. We stayed in 2 Chalets within the park. They were modern, today, clean and well looked after. The park itself has changed a lot over the years, since we used to own a caravan onsite back in the 70s/80s. Good facilities. The only downside I would say was that the social club located onsite where the have daily and nightly entertainment was VERY EXPENSIVE for soft and alcoholic drinks. If you are a caravan holder you do receive a hefty discount on food & drink but any normal holiday goers will pay a small fortunes for a few rounds at f drinks. Apart from that, we do intent on returning in the near future
Overall good holiday , they need to improve though
Overall, we had a good holiday. There was a few minor issues along the way. Cleanliness was very good staff Customer Service was not too bad. The facilities were okay. We stopped at the Portreath site Gwel and mor , the massive negative was we had a problem with the plumbing and when we called the emergency line, nobody actually came out to us as you can imagine this was an absolute nightmare trying to get to sleep then we had two very tired children the following day! Considering we were only there for one week could’ve done without this hassle! Just didn’t feel very five star , The communication about the Wi-Fi was ambiguous, but everything else was as expected. Would definitely go back again as the site was lovely. The on-site restaurants were nice as well. I would’ve definitely gave them five stars if we didn’t have the plumbing issues as I should not have had to deal with that.

Sean and Leanne were great
Sean and Leanne were great, second time staying at Loch Eck's Curr cottage with stunning views, hot tub, pet friendly, spotlessly clean both times. Pub 2 mins walk with great food and drink. Total relaxation, perfect reset. Be back again soon.

No facilities availible for tourers (Loch Lomond)
We were travelling around scotland in our campervan with two young children and this was our last stop of the trip. We arrived at 2:30ish (check-in was from 2pm) in rainy weather. Email communication before arrival was good and check-in smooth and clear, however once we found our pitch it all went downhill.....
The kids were desperate for the loo after the journey but on using the facilities we fouNd that there was no water at all in the toilet block allocated for the touring pitches. I rang down to recpetion to report this, to be told that it's because they were filling up the hot-tubs in the chalet homes and probably wouldn't be done for a couple of hours. Now I'm not sure about you, but when I check into a site I expect the facilities to be ready and fully availible! We were shown a loo down by recpetion that we could use until the loo block was up and running, but this was not ideal in the wet, windy weather.
The facilities provided for the 14 touring pitches are 2 toilets and 1 shower for each sex, and 2 washing up sinks. Absolutely not enough when there could be 4 or more people in each van! Now this place was not cheap and I expected a lot more. There isn't even a drive over grey waste disposal.
The following morning, I went for a shower at 7am. The pressure was weak, but as a regular camper, I am used to making do, however 1/2 way through my shower the water stopped completely. Reception didn't open for another 2 hours so there was nothing we could do! On reporting the issue to reception at 9am (the water had been off all that time), they said they thought it was an issue with the water pump. An hour or so later there was a maintenance man there who said he thought it was an issue with the boiler.....our whole stay was an absolute joke, with no real facilities availible the whole time. I complained to two seperate staff members only to be met with mild smiles and no offer of any compensation. I have written to the management and await an answer.
DO NOT STAY HERE!

Not the most empathetic to deal with
Not the most empathetic to deal with. Understand fully that our holiday was non refundable and that it is on me to have checked when booking but they wouldn't even let us move it so we had to cancel as my husband was recently diagnosed with cancer and is having chemo. They just seem glad to be able to farm it out elsewhere and, potentially, get additional premium for the one van.

Staff facilities entertainment local amenities are great
I booked a 3 bed lodge with hot tub for the week only £200 using SUN newspaper online. We could park right outside, my daughter was in a wheelchair (there was no wheelchair accessible left) there was just a little step inside the cabin and the wheelchair is narrow enough to fit through the doors, lots of space inside the cabin for it.
It was immaculate and clean, I’m a stickler for clean beds and bathroom especially and I couldn’t fault it. It had almost everything we needed. Even a little box in the kitchen with sink essentials and tea coffee sugar sachets. Toilet was provided too.
The hot tub was perfect, someone can checking in on it daily via a side gate (faults, you can’t open the locked gate from inside and the guy didn’t close it after). A faux grass strip and concrete from tub to back door. There was room for a table and a couple of chairs out there too but there was no where to sit outside or to put you things when using hot tub.
Luckily the first week of sun April 2025 wind was strong and “fresh”, the cabin was so warm and cosy all night.
Staff were absolutely fantastic so friendly and only happy to help. Food in the restaurant was perfectly done and reasonable prices. Love that there’s an outdoor takeaway (pizza, chicken burgers etc) and bar alongside with snacks and alcohol and soft drinks, just outside reception at night with music playing, food there was also great and reasonably priced.
The park is undergoing some work, so no kids park yet, but so much more activity wise to do and the indoor pool and entertainment is great. Also signage around the park is not good enough, prepare to get lost and follow lots of dead end paths and roads. Lowered kerbs and footpath at the entrance of the park for wheelchairs and scooters. They’re still working on the place erecting caravans, they’re still chopping down and digging up trees and shrubbery on one end of the park.
I paid extra for bedding but the was no sheets or covers on the duvets or pillow cases. They had given mattress protectors pillow protectors and just duvets.
Noticed lots of dog walkers nipping outside the entrance and letting their dogs Pee Foul on the grassed area to
The side of the entrance on Skinburness drive and not picking it up or leaving their poo bags in the bush there. Please someone sort this out.

Facilities not as advertised
On arriving at Solway Holiday park it was clear the park was in the midst of some refurbishment. I didn’t think much of as it’s such a large park. However there is no mention of this on the Cove website or any other booking websites. Further to this the website and the site maps that were handed to us on day one describe an outdoor play area and an indoor soft play. This was the main reason for picking Solway for our 2 & 3 year olds. Much to the kids dismay and our frustration the outdoor play area had recently been demolished and not replaced - a few paper signs saying ‘Keep Out’
We then headed to reception to ask about the soft play….only to be told
It had been closed for 2 years.
This is still being advertised on your website and site maps, this is very misleading for parents of young children.
Very disappointing - won’t be returning

Went to the entertainment bar as the ladies wanted to play bingo went to the bar and paid £49 for drinks went back to the table and the rest of the family went to get bingo tickets. I turn around and see two little kids one about 5 the other about 7 taking two glasses of coke from the table so I shouted at them i shouldn’t have soon after the security guard takes me out and starts having a go at me wasn’t interested that they were taking drinks from my table. The two kids were given a tray from bar staff so they could collect glasses the barman should be sacked for letting them do it. Left the camp next morning a day early and won’t be back again I’m 78 years old your security guard should be given lessons in how to treat customers thanks

I sold my caravan on the Solway Cove Site in June 2023. After agreeing the electricity meter readings I found I had been overcharged by £92.50 based on the unit rate. All of my emails to the Site Finance Manager regarding this oversite were ignored and I just gave up trying to get this money back. Appalling company and customer service. Avoid if you intend to buy a caravan on this site.
