A few years ago, I never wanted to hear that a lender had instructed Connells to carry out a valuation.

As a property investor, my experience back then was frustrating. I often felt that valuations didn’t properly reflect the evidence available, and I actively preferred lenders that used other surveying firms.

Fast forward to today, and my opinion has completely changed.

This isn’t based on a single valuation in one part of the country. Over the past few years I’ve had Connells carry out valuations on a Central London apartment, a 36-flat portfolio in York, and most recently a block of five flats in Tamworth. Across the South, the Midlands and the North, the experience has been consistently excellent.

The most recent valuation, carried out by John Rooker, really reinforced that change in perception. He was professional, knowledgeable and genuinely took the time to understand the property and the local market. We actually spent longer discussing the property than the inspection itself because it was refreshing to speak with someone who listened, asked sensible questions and clearly understood how to assess the asset rather than simply applying generic assumptions.

Something has clearly changed within Connells over the past few years, and it’s changed for the better. The valuers I’ve dealt with have demonstrated sound market knowledge, have been willing to consider relevant evidence, and have approached valuations professionally and fairly.

It’s not often I’ll completely reverse an opinion I’ve held for years, but credit should be given where it’s due. Based on my experiences across multiple regions of the UK, Connells has earned my confidence, and I’d have no hesitation if a lender instructed them again.
