Dishonest and Unsafe

If I could put zero stars I would. I rented a room through City Rooms in Bethnal Green from August 2025 to February 2026, and it was without question the worst rental experience I have ever had.

From the very beginning, I was misled. I explicitly asked whether there were any animals in the building due to a severe allergy and was assured there were none. This was completely untrue. I was also told I could leave my contract at any time if needed, and that the room would come furnished with items like a desk and shelves. None of this was honoured. These were not misunderstandings. They were outright false promises used to secure a tenant.

The living conditions were unacceptable. The room was full of mould, and the mattress situation was shocking. It was propped up on two unstable boxes, and there were men’s clothes inside the mattress. It felt unhygienic and completely unfit for habitation.

The wider environment was just as bad. I lived next to individuals who regularly used drugs, including cocaine, in the stairwell. I reported this to City Rooms out of concern for safety, and they refused to take any responsibility or action.

To make matters worse, a neighbour’s dog repeatedly attacked my flatmates. Despite this being a serious safety issue, City Rooms refused to let them leave their contracts or even communicate properly with the apartment provider. Giovanni Mennone in particular was dismissive, unhelpful, and showed no concern for the wellbeing or safety of the tenants. The lack of accountability was unbelievable.

Basic maintenance was also ignored. My shower and boiler stopped working for an entire week, and no meaningful help or urgency was provided.

Communication throughout was rude, dismissive, and unhelpful. Every concern was brushed off, and there was zero accountability at any stage.

I strongly advise anyone considering City Rooms to stay far away. Based on my experience with Giovanni Mennone and the wider company, this is a business built on dishonesty, negligence, and disregard for tenant welfare. They cannot be trusted and show no respect for the people renting through them.

Just about escaped the scam of this…

Just about escaped the scam of this scrupulous scammers, moving from Liverpool to London end of April 2026 with my employer and required accommodation for when I officially start my transfer in London, saw a bedsit/room on spareroom.co.uk and enquired about it, got told of one room so thought to apply for it, baring in mind they advertised it as a no deposit all bills included, spoke to a agent called Tommy who then went through all the spiel of what was required, maintained that all bills included in rent so 8 thought yeah sounds good as I have only 3 weeks before I move to London.

Cut a long story short, they asked me to apply online so I did what was required, then they said my threshold didn't meet what they want so they offered me another room at a lower price so it would pass some sort of criteria and that they wanted a week's rent as a holding deposit for the date I wanted, now after I stupidly paid it thinking it was genuine a few days later they come up with the application failed because of a CCJ??? ERM I've never had a CCJ or a letter from court.

Now they wanted me to provide either the first 5 weeks rent upfront or a guarentor which I've already told them I couldn't provide as the references from both my employer and landlord should of been sufficient.

They started being unfriendly and tried every trick in the book to bleed more money out of me which I then realised something wasn't right, it wasn't until I saw reviews of the company on here that I then began to have second thoughts, so I politely asked them to refund my weeks deposit as I felt I was being mislead and also told them I'd report them to the trading ombudsman for misleading information so I can safely say I made a quick escape from these scammers, luckily I got my deposit back but they then tried to get some company called home move to try and set up WiFi, water and gas and electric bills to be paid by direct debit, baring in mind that all the bills should of been included in the rent.

So I've now blocked these scammers and reported them to spare rooms not that anything will be done but I've made a lucky escape from cityrooms and I'd advise anyone who tries to use them, please please don't sign up with them, avoid them like the plague, don't let them think your easy prey, cityrooms are bullies, thieves and scammers.

If you want to lose all your money then sign up with them, if you want to save your money then avoid them at all costs, I beg you do not entertain using cityrooms.

RAT INFESTATION AND HOLDING MY DEPOSIT

The property had serious issues, including a faulty electrical system and a rat infestation, making it unsafe and completely unfit to live in.

Because of these conditions, I had no choice but to terminate my contract early. Despite this, the landlord/management has been holding my deposit for over 3 months with no valid explanation and no effort to resolve the situation.

This level of negligence, lack of accountability, and disregard for basic living standards is shocking. I strongly advise others to stay away from this property and anyone managing it.

Scammyrooms

IF YOU ARE A TENANT WHO HAS RENTED FROM SCAMMYROOMS, please go to the Property Redress Scheme and complain about this agency and also get compensated for your losses. Hopefully that will get scammyrooms de listed and end their horrible business practices.

These guys should change their name to scammyrooms. Complete scammers that work here especially giovanni and shellby who are highly unprofessional individuals. After the issues I faced, I looked at the reviews and I have read alot with exactly the same issue for me. The problems I faced werent a one time thing but a regular practice for this scam agency.

These are the few issues I have faced since I moved in:
1. The number of tenants living at the property was a lie. They said 2 females live at the property but when I moved in, there was a couple living at the property.
2. They dont care about tenants. I move in on october 2025 and as soon as I did I saw some problems with the room which I had asked the agency to fix but they instead emailed me back to clean it myself. Mfs what?
3. No hot water during the winters, even after multiple tenants complained.
Told me the building was new. 2 months after moving in the whole building has scaffolding and construction starts at 7am ruining my sleep.
4. Illegal room entries- they have entered my room twice illegally and without notice, especially even after asking them not to enter.

These are just some of the issues I have faced.

Avoid this agency at all cost.

Broken windows reported for 3+ years with no remedy despite telling me they were pushing hard for it. ( lies- they have shown they only emailed about it last September)

I would STRONGLY advise people to be very cautious before renting with City Rooms. My experience has been one of the worst I have had in London. During my tenancy, we had mice infestation in the kitchen, widespread damp throughout the house, and a broken toilet that was not fixed for over two months despite being reported multiple times. Maintenance issues often took two weeks or more to receive a response.

When damages ocurred in share areas, damages that I did not cause, instead of investigating, this agency attempted to charge us collectively without fairness or accountability. I was the only tenant consistently cleaning and maintaining the shared spaces, yet management failed to address the behaviour of other tenants.

Upon moving out, I left my room cleaned with documented videos and photos and despite this , they attempted to withhold our deposit, incorrectly referencing a different room. Rent increases were applied without consideration for declining living conditions. The overall lack of proper management, delayed responses, and failure to ensure BASIC living standards significantly affected my wellbeing during my stay. Plase be very careful and make sure you document everything if you decide to rent with this "agency". I have documented everything I mention above, including video evidence of the condition of the property during my tenancy.

CityRooms is a scam!

Please, reconsider signing a deal with CityRooms. This has been the worst living experience of my life. Never, have I dealt with such a dishonest and unethical company. I'm filling a report to the UK government for unethical business practices.

To give you a few concrete examples of the many issues I went through with them:
- They lied to me regarding the number of inhabitants in the property
- The bills which were meant to be included, were actually not (with a tricky clause on the contract). I had to pay over 400£ from my deposit to cover remaining electricity bills.
- They lied about the contract entering a rolling basis. Even though this is stated on the first paragraph of the contract. What they do is to cancel the contract after a year and force you to sign a new one with higher rents and no rolling period (i.e. you'd have to again be tied to them for another year, which wasn't the contract you signed originally).
- Their service after you sign the contract is truly abysmal.

Not all agencies out there in London are good, but City rooms is surely horrendous. Do not make a deal with them, it's a scam!

My biggest nightmare was renting a property with City Rooms.
Before I moved in, they told me my rent would be £870 per month including all bills. Three months later, they informed me that the rent had been increased to £940, still “including bills”, but with an additional 15% annual surcharge for gas and electricity usage.

Eight months into paying £940 for a single room, they came back again claiming I owed over £700 as part of the 15% usage charge for gas and electricity for the period. At this point, it was clear to me that their pricing is misleading and feels like a scam.

They also only provide a cleaner once a month, despite their promises of regular cleaning.

If you want peace of mind, do not rent any property from them. My experience has been stressful, confusing, and financially draining.

Fraudsters and scammers

Fraudsters and scammers – avoid City Rooms at all costs

City Rooms are fraudsters and scammers. They charge £1,250 for a single room in a badly maintained, unrefurbished HMO with only one bathroom shared between four tenants in poor condition.

The facilities are completely inadequate:

The fridge is only big enough for two people, meaning I can’t store food properly and end up with waste. All tenants requested a new fridge, but City Rooms ignored us.

The washing machine is tiny for four tenants, so we are forced to run multiple washes, pushing bills much higher.

Basic repairs and maintenance are ignored or endlessly delayed.

Most seriously, there has been a rodent infestation for years, with tenants repeatedly complaining. Instead of fixing entry points or setting up a proper pest control plan, they just put down poison. This leads to rats dying under the floorboards and now we regularly have a maggot infestation in the flat — a disgusting and dangerous health hazard. Despite this, no urgent cleaning was arranged.

When challenged, Alessio (Property Services Manager) has gaslit tenants by blaming us, claiming the issue is hygiene-related, despite the fact we are very clean. This is insulting and false. The real cause is their failure to seal holes, maintain the property, provide proper bins, and manage pest control responsibly.

On top of this, Nina Baldwin has shown herself completely incapable of doing her job. She repeatedly makes promises she never follows through on. She even made me take a day off work for a handyman appointment she said was urgent, only to forget to send him on the day. This left me behind with my workload and forced me to work until 10pm to catch up.

Tenants have been raising the same issues for years, and City Rooms continues to charge premium rent for appalling living conditions while denying responsibility.

⚠️ Avoid City Rooms. They are dishonest, exploitative, and completely negligent of their legal duties as an HMO landlord.

Disgusting behaviour that only sees you as a profit margin to the company. They cancelled my guarantor and room application an hour before their offices close. Mind you, I am a university student with term expected to start in one week. They do not care who you are, they just care to make money. This agency, and Lyndon specifically should be ashamed of themselves.

Worst experience in MY ENTIRE rental…

Worst experience in MY ENTIRE rental journey here in the whole UK. Had to pay one week worth of rent just to be able to get them to let me have a viewing (they won't do viewings to people who don't prepay one week worth)paid 260 £ without even seeing the property.The room was soooo dirty Inside they promised on that viewing day to clean it before my move in date (which i believed )THIs allll happened two days before my move in date i was on a rush to find a room.Then I Paid 5 weeks deposit+ one month rent upfront on the same date as My move in date only to find the room completely Dirty unhabitable unlivebale.In other words the same state as I found it in my viewing.Called quickly they said won't sent cleaners its against their policy cause I put luggages inside (all this in my first ever day there )They had to relocate me to another spot 6 days later (they obliged me to stay in that filthy environment)to another room only for me to be even more shocked no heating radiators working we are two weeks rent now 15 days freezing inside humidity levels inside the room more than 81% and the mold alll around the window frame.Nightmare scenario guaranteed and what shoke me the most is how the responsible people here in UK let them operate in these terms even in my area of the world never heard or seen such a thing "and we are speaking of London here by the way Greenwich and East India areas my rental area "Worst worst worst worst experience ever i am now suing them with court claim and sollicitors my mental sanity and brain damage was immense and appalling.By the way most of their properties unlicensed becareful.

Absolute disgrace

Absolute disgrace. Paid a holding deposit and agreed to X amount per month. However, the agent called later saying that the landlord wants to add £5 per week. Not sure if it is actually the landlord or the agent's idea.

Was also told that the landlord is unlikely to accept the original offer (even though I have already paid the holding deposit).

Had to go with the new offer as I was in a rush.

It is not a big sum of money afterall, but it is a disgusting business practice that they are doing
