Fair estimating

Takes the pain out of pricing …

We have used Bhangals for pricing client projects in the past and found them to be very responsive with prompt turnarounds. Would certainly use them again and continue to do so. Takes the pain out of pricing.

Easily great work partners …

Probably the easiest guys on the industry to deal with and get things done. Very professional both in their correspondence and their end products. There is flexibility in what you can review and alter and their fi al documents can actually be used to also plan the works ahead with a specific work team.

Very professional service with a quick ,accurate completed costings breakdown

Very professional service with a quick turn around tme at a fair price was my experience with the Bhangals team .
Initial estimate with completion time was accurate. Moreover I was assigned my own Surveyor who was on standby to discuss my project should I need to whom contacted to specify my needs and wants from Bhangsks services .
The completed project was laid out perfectly and professionally but easy for my clients to understand and see a accurate costings breakdowns.
Defintly will recommend this experienced team for all future project qoutes .

£160,000.00 for a concrete block garage

I paid Bhangals to provide me with a quantity surveying service for a concrete block, double garage. I wanted a good indication of bill of quantities and an indicative price to expect from builders. I nearly fell backwards when I received a 'mid-price-indicator' of £160,000.00 (inc. VAT).

You can buy a house AND a garage in my area for £160K!

The first two quotes I received in were less than half of this. It was a nonsense calculation that included a resin bonded driveway (the drawing and brief never stated I wanted any type of driveway... just a garage build. There were many, many items that were irrelevant like ground levelling costs (it is perfectly flat). To cap it all, the report stated that the quantities stated could not be used for buying purposes.

I explained the above and my current quotes and Bhangals revised it (guess what), down to the £60,000.00 area. However, they stated that they stick with their original price of £160,000.00. I challenged them to find a £160,000.00 concrete block, double garage built in Shropshire for that amount of money - no comment.
By the way, they advertise they have a 5 star Trustpilot customer rating which is course is not true.

All in all, a total waste of time.
"Reply after Bhangals comments" I gave full architects drawings and a multi-page contract specification indicating what was in scope (there was no grey areas). The fact of the matter is that you gave me a bill of quantities and then in your small print, stated it couldn't be used for buying purposes (not much use then). You gave me prices based on the detail I provided and your mid price for a concrete block double garage was £160,000.00 with your expected top price being over £180,000.00. There was nowhere in the initial document that says that the expectation should really be £60-£70,000.00.... that was their addition after I told them the prices of the quotes I had already received - I proved on a number of occasions that you added items that were without question, not needed or requested which made the process completely unrealistic and quite honestly, builders laughed when I placed your professional estimates in front of them.
PS - Fran is my middle name that many people know me by. I'm not sure why you felt you needed to mention that.
"Further to Bhangals latest reply" I am sorry to say that it is YOU who are not listening to the client and I can see other reviews from clients that have also felt the same way. I asked for a Bill of Estimates (which you gave but afterwards stated it cannot be used for buying purposes!!!!) and a realistic price for a concrete garage and you gave me £160,000.00. Most people reading this will appreciate that this sort of figure is useless to them. I asked for a garage quote "ONLY" and (as one of many examples) you added £36,000.00 to add and completely redo a long drive on a 0.8 acre plot! Not once before you delivered the document did you ask for additional information from me and on that basis, you had all the detail you needed from me. I was expecting a quote for what I requested... not silly things that were nothing to do with the brief. I can list these if you wish.

Good Afternoon,

We haven't dealt with a Fran, however from the details provided I know that this is David so I will address my reply to you directly.

You contacted us on 7th March and asked for a quote of our services. As you are the project manager/owner, we provided you with a quote for our Cost Plan service. The project was to construct a new double garage.

Firstly, a garage within this location of the country we believe this should have been between £60-70k (Exc. VAT). However, with further specification provided we had made specific assumptions and exclusions which were listed within the produced tender. We had a total construction cost including preliminaries of £116,212.84 (Exc. VAT – Including VAT this would have been £139,455.41)

As we produced a cost plan for you, we incorporated a contingency mark up of 10% and a price and design risk at 5% bring the total cost plant to £134,225.84 (Exc. VAT – Including VAT this would have been £161,071.01) We also showed a 10% feasibility costing above and below this figure.

As we produced this on behalf of the you remotely through the drawings and specification provided and had not visited the site, we had to incorporate assumptions based on the drawings and prior experience with similar projects.

We had included for £3k worth of demolition and site preparation works such as the breaking out of hardstanding's. This was an assumption as no details were provided based on these items. You then later confirmed these were not needed and we then revised the document and sent this back to you.

Secondly, we would like to refer to your point about the ground levelling costs. We had included within the groundworks section a sum to reduce the levels of the ground and cart away the spoil to allow to construct the concrete floor slab for the garage. This is essential to the build of the garage and should be included within the tender cost.

We had made an allowance for an external driveway of 215m2 because this was shown on the proposed site plan provided. However, this was not listed within the specification document, but we had assumed this was needed as we find not everything is always included within the specification files to the finished detail when it is actually needed. This also relates back to the point that we were producing a cost plan and therefore this assumption was appropriate.

You then emailed across some queries that you had with the tender, these queries included items that you did not want in the tender and items that were client supplied. We responded to the queries quickly with a phone call from the senior QS. This was followed by an amended version with all the items revised that were stated. This in turn brought the total cost down to £69,770.15 (This price included VAT, contingency and price and design risks)

I would like to reiterate the point that at no point did you tell us that certain works were not needed, we therefore are going to assume all works involved need to be priced. It is then a simple task of removing the item should this not be required, which we did efficiently.

We do not believe that any of our assumptions or decisions were unacceptable or inappropriate especially considering we were to produce a cost plan. Any queries and changes were amended promptly and the revised document sent back with urgency.

**FURTHER COMMENTS FOLLOWING ON FROM REPLY**

David, it is extremely hard to comment back to a client when our points are not being listened to at all. You keep referring to items were included in the Cost Plan that were not needed... As a business, it is absolutely essential that in our Cost Plans, we included everything WE feel is required to ensure we are not missing anything.

You have made a strong point as to why we have allowed for a driveway but it shows on the proposed site plan that there is a driveway being added from the existing. If it clearly shows this then why would we not allow a price for it?

With regards to your point about the qualification, we do have a qualification which reads:

‘All site requirements must be established with detailed drawings to ensure a more accurate cost plan is produced. The figures within this cost plan are not to be taken as final and should not be used as a negotiation tool in order to establish the feasibility of a project. In order to establish more accurate figures it is essential to provide detailed drawings and schemes.’

We absolutely stand by this qualification as there is lack of information within this project.

I would just like to also be very clear, you keep referring to us producing a Bill of Quantities for you, however this is not a Bill of Quantities, we have produced a Cost Plan and we did send an example and you confirmed on this basis.

We also have a qualification in there that states:

‘The quantities within this document are provisional and are approximate quantities they should not be taken as final and the document should not be used as a bill of quantities.’

Overall, I feel that this is going back and fourth. We pride ourselves on providing good customer service and if we felt like we had made any sort of mistake, we would be the first to rectify this and be transparent. However I really feel on this occasion we have done everything we can to assist, and whatever we say, it is just simply not good enough.

Dealt with Bhangals for a few years now and I've always been pleased with the documents/service provided to me. I'm own my own construction company so out on site a lot and if I need something doing, they get it to me straight away which is ideal when I have last minute meetings with clients. Thanks guys

Nothing received but grief from this…

Nothing received but grief from this company over a period of several years: they failed to stand by the conclusions of their survey which cost me some £4000 in 2018 in the face of multiple clearly specious arguments from my unreliable con-artist builder who allegedly owed me over £120,000 (according to their survey) after having cheated me and run off with all of my money after successfully masquerading as a member of the Federation of Master Builders by illegally using their contract; while I was still in a state of considerable shock and was again taken advantage of, Bhangals subsequently refused to conduct a survey for me concerning the dreadful behaviour of my second builder - I had ill-advisedly asked them to do this when the builder concerned was actually the one who had recommended Bhangals to me in the first place. I consider their response in this case to be reprehensible and unprofessional: they should have explained why they could not or would not perform that second survey (understandably enough) and they should in all decency and professionalism have pointed me in the direction of another company suitable for such a survey: it seems like they were protecting that second company, their friends apparently, who were engaged in cheating me of a further £70,000 odd and who also proved to be thoroughly incompetent and unreliable, taking again all of the money and more for the whole job but without properly completing any single part of it.
If Bhangals Construction Consultants are really unwilling or incapable of standing by their conclusions with respect to my first demonstrably con-artist builder and fully supporting my claim against her, then I believe they should in all conscience refund to me all of the moneys paid over to them by me along with suitable compensation - to allow for their most troublesome professional mishaps, to put it as kindly as possible.
During recent months, Bhangals refused to comment on a firm of (to them) local solicitors that had been recommended to me by one of their own former employees, which in itself seemed very odd, and worse still they refused to provide me with any suggestions of solicitors or legal practices that specialise in construction disputes - which surely they should know about. One might legitimately ask what business are Bhangals in for heaven's sake?
I could not at present recommend this company by any means. They have proved to be entirely unhelpful to me in every respect when they could and should have been helpful. That was of course why I brought them in, and why anybody might consider making use of their professional services.

You used our services back in 2018, the only correspondence we have had with you since then is in May of this year when you contacted asking if we could recommend solicitors who worked on a ‘no win, no fee basis’, we swiftly replied advising you that unfortunately we could not recommend any solicitors who work under those terms.

Back in 2018, we did recommend a solicitor who charge for their services, but you did not want to work with them.

4 months later you write an inaccurate review which we find very bizarre.

We have never refused to provide our services and have always communicated with you clearly and what we would be providing you. Therefore, we do not agree with your review or the points you have raised.

Excellent customer service from courteous and knowledgeable staff, who will always go the extra mile to assist when they can. This week I had an incredibly tight deadline on a difficult spec. Katie's help on this was invaluable and I received a fully priced document in good time for the deadline.

Having been overwhelmed with tenders these past few months. I was recommended over to Bhangals Construction Consultants. I can clearly see their knowledge of the industry from our initial call, They completed so far one tender for me in a speedy manner and also advise on pricing structure to help move forward, I will be using them many more times to come

We don't recommend to use this company…

We don't recommend to use this company you will lose your tender! We used them to price refurb project in Knightsbridge they came up with unreasonable prices for the work, around 30% higher than the market rates. They didn't check materials list properly and some of them quoted for a different ones (quoted for stone instead of tiles). In the result, we had to do all by our team from scratch. Also, one of our colleagues used them in the past he lost the bid and had a reference from the client that his bid was 35% higher then other companies came up.

Respons to Bhangals's reply:

1. There is no marble at all on this project. It is Marble Effect Porcelain Floor Tile. You need to check the materials list properly before pricing the job or raise RFI's if there is something not clear.
2. We meant about the labour price for Marble Effect tiles installation.
3. Your estimate was £462,226.14 The real price for this site is £260K. We didn't request any were to overprice the job and put an unreasonable amount for management and other labour costs. Our MD asked to use market-rate prices for this location. For example, you priced site manager for £61,600.00. It is 35 weeks work. In reality, for this size of the project preliminaries should be maximum 12 weeks. Building control £5.5K, in fact, should be £2,5K and a lot more. Professional QS needs to have an idea of how long the construction work will take place on the project. After your responses on our managing director queries, he decided do not waste any more time. He didn't see any reason asking you to update the quotation as your whole estimate was utterly wrong.
4. Hopefully, you will take into account this review and improve the quality of your work.

Firstly we would like to point out that we are a very open and honest company who responds to any queries or errors and omissions. We also rectify things very very quickly should there be a need to do so.

You sent us an email advising that you felt the tiling install price was incorrect at £114 per m2. We responded to your email promptly within the hour and advised you that this price was for install of marble. The tiling install was actually £50 per m2 (we also sent you a screenshot for clarity) You never responded to this email or advised of any other concerns.

In terms of your comment about us not going out to get quotes, this is a very confusing point because we have written confirmation from you that all finishes are client supply so we were actually only pricing the labour on your behalf. Therefore there would be no requirement for us to get quotes for materials.

In terms of your price being 30% over, yes we are fully aware your job was over priced. However as already explained to you exactly this was upon your request to have a significant amount of management and preliminaries to be added to this project. The overall project was priced at circa £300k and you requested approx £150k worth of preliminaries which for a project of this size is significantly high. This was advised to you via email.

If your company are not willing to take professional advice then you cannot hold others responsible for losing a project.

1. It was clear on the specification, it says ‘Calacatta Gold’ which is a marble tile, a marble tile is not going to be £40/50 per m2 to install, unless you do it for that much.

2. Yes and we split the tiling price, for the grey porcelain tiles we priced £50 per m2 and for the marble tiles we priced £100 per m2. Different tiles require different pricing but as mentioned if you was not happy with the tiling price you could have just asked and we would have changed it, doing tenders/estimates is a two way process

3. Our first version was £459,467 and then you requested some changes which actually put the price up to £463,226. Your MD wrote us an email that. very specifically said in his notes to us ‘we need to include the masculine we can’ when he spoke to our team our telephone notes are as follows ‘this is a very high spec job so you need to make the prices high’. If you are providing that kind of information is anyone going to price the project low?

4. The quality of our work is of a very high standard, we have been working with thousands of clients for nearly 10 years now, we take pride in what we do but as previously mentioned, it’s a two way process and takes time to produce a tender that everyone is happy to submit. You also have to be willing to put in the time, very similar to if you had an in house QS, your MD would need to work closely with them to ensure everything was right.
