Emma and Paul were very professional and helpful throughout my stay at their place. I stayed for almost 4 years and had no issues whatsoever. Any issues were resolved quickly and they took great care in resolving the matters immediately. The flatmates I shared with were lovely and made friends for life! If I were to relocate to Orpington definitely will reach out to them.

I’ve been a tenant at one of the properties since March 2025, every matter that has occurred has been dealt with professionally and sensitively when needed. No problem is too big or too small.
Communication about what’s happening in the property was excellent.
Paul and Emma strive to find the best housemates that gel together- such amazing landlords and I am sorry to be parting ways with them.

I recently stayed at this apartment, and overall, it was a wonderful experience. The location was fantastic. The apartment itself was clean, well-maintained, and had all the necessary amenities for a comfortable stay, including Wi-Fi, kitchen equipment,furnishings.
The host was very responsive and helpful. i would recommend.

Both Paul and Emma were fantastic landlords they provide a super attentive service any issues are resolved very quickly.
Otherwise they also provided a weekly cleaner which always helps.
I would definitely recommend them as landlords.

Emma & Paul are great landlords who are always happy to help. They are easy to get in contact with and are quick to deal with any maintenance needed. They are detailed in the information they provide and are always open and available to answering any queries or concerns. The property was spacious and clean on arrival. Moving into and out of the property was made simple with Emma and Paul’s organisation.

I stayed in one of Emma and Paul's properties from February 2019-January 2023.

The referencing and moving in process was straightforward and easy. The room itself was spacious and well-maintained as were the communal areas.

I found it very easy to get on with the other housemates who were like-minded professionals. The turnover of housemates was low and in my experience many stayed for three or more years.

Emma and Paul were very easy to communicate with, any property maintenance was completed promptly and effectively.

There were times when Emma and Paul really went above and beyond as landlords, especially during the Covid pandemic.

I left the property in January 2023 due to starting a new job in a different part of the country, the moving out process was very straightforward.

I would highly recommend Better Rooms to any professional looking for a room in a houseshare in South-East London/West Kent, Emma and Paul are the best landlords I've had.

Having lived at the property for 5.5 years I simply cannot fault Emma and Paul as landlords.

They were friendly when I first met them and seemed to take a real interest in their tenants, selecting people they felt would be good additions to the house instead of taking anyone.

Any issues I ever had were dealt with incredibly quickly and efficiently. They were open to discussions about improvements to the house and made living there an enjoyable experience.

During Covid they were sensitive regarding people’s working situations and even did a few weekly shops for the house when we had to go into isolation. They provided BBQs and other extra facilities for us to enjoy free of charge.

For anyone looking for accommodation I cannot recommend Better Rooms enough - they will be the best landlords you will ever have.

Emma and Paul are such lovely honest and professional land lords whose main mission is to ensure that their tenants have the best and most straightforward living experience possible. They were very proactive whenever there were any problems or maintenance needed on the house. If I knew anyone who was looking for a room in the South East area, I would direct them to Better Rooms. After having rented for 2 years I'm moving out. Any queries I've had were answered quickly, my housemates were great and the handyman was super helpful too.

I was recommend by a close friend who was currently renting from Paul & Emma and I jumped at the chance! As I already knew the back ground and how happy she was living in one of their homes.

The rooms are fitted and decorated to a very high spec, either furnished or unfurnished with some lovely house mates too.
I'm lucky enough to say some of them are now my closest friends and they really do make the house a home.

Nothing was every too big or small, any issues are generally checked the same day and rectified the next.
The small things, like Christmas hampers for us all, very personal touches and very thoughtful.

If you are looking for a home with a lovely atmosphere or/ and to meet new people in the area, then this is 100% for you!

I have been living in one of their houses now for about a year and I really enjoy it. The people I live with are lovely and pleasant. The house itself is very comfortable and the landlords are very good with maintaining the house. When we ask for something they deal with it quickly and are very reliable. They are easy to get on with and are very approachable. I have never had a problem that has not be sorted.

I have nothing but good things to say about Better Rooms. They are always professional, approachable and helpful. I would highly recommend them to anyone looking to rent a room.

I have some of the best memories of my life living in a better rooms property for 2 years. The house I lived in was exactly all you could ask for, beautifully laid out, a fully equipped
kitchen, a garden that's kept for you and a room with everything you need.

Paul and Emma have been the best landlords and genuinely nice people who you can tell care about their properties and their tenants.

I also want to shout out Michelle our cleaner who comes round on a Friday. I will definitely miss our working catch ups :)
