Ive just completed the leasehold lessons course which answered many questions I didn't know I needed to know as a resident director of our resident management company. I feel much more confident going forward in that role. I have more questions regarding a difficult relationship with our freeholder but having taken Bernie's advice to RTBL I'm sure that he will be able to answer those questions that have arisen!

My consultation with Bernie has been an excellent investment of time and money. He was able to explain documents to me I had found a challenge to understand, highlight areas that needed progressing and set my mind at rest about other matters. I wanted to be sure my lease was was I thought it was as I don’t understand the jargon. One of the things I did not realise is you can only rent to to a person for max 1 year and as I am buying a tenant in situ this would be a problem my solicitor did not tell me also she did not tell me about the terms of % payments to funds can change from 33% to 66% depends on how the freeholder feels about the repairs in hand thanks Bernie !

As one of the active participants in our Enfranchisement project managed by Bernie Wales, I know that 11 of 12 people I spoke to were EXTREMELY HAPPY with the results he and his firm delivered, the outcome was BETTER than expected, ON TIME and BELOW BUDGET.
Bernie was a regular communicator, clearly exceptionally well skilled in his field, and managed to get us more (eg allocated parking spaces in the estate's Common Areas), good pricing from a very belligerent and obstructive Freeholder and their agent, and made sure all the legal Ts&Cs were done to an exhaustively detailed level of correctness.
He also made arrangements to minimize risks throughout the process.

June 2022. Bernie has been absolutely brilliant dealing with an alleged breach of the lease and ground rent issues with Simarc. I was at my wits end and felt total despair at the situation, as I felt harassed, bullied and intimidated by Simarc for something not of my making - claiming that a garage conversion that was done 10 years prior to my purchase of the property in 2019 had no consent and they blocked me from making ground rent payments until it was resolved. Bernies expertise and knowledge of the law got this matter dropped.
