It seems Babouris could do with some improvements
It seems Babouris could do with some changes on how they manage issues and tenant concerns.
I was presented with an unsuitable mattress (as seen with stains below) then when asking for replacement I was told this was not possible and so I was forced to settle for a mattress protector.
Then another agent presented the option to swap for a new mattress which sounded great (after 14 days).
I was sent an older thinner mattress with a big hole in it (as seen below).
After contacting Alex and the team it seemed they were aware of this hole’s positioning even though I never mentioned where it was.
And so I was told I could leave by the next day noon (on a working day)
And so I thought that if the company was not able to deal with a small issue like this I wasn’t going to stick around if something serious happened.
This is purely and utterly facts and I present no dislike to the company but just hope that this review maybe opens some eyes to be more customer focused as at the end of the day the one and only purpose of an estate agency is to make sure your tenants are happy to pay for their stay :)
So in hindsight, I would not recommend this agency to people looking for a place to stay.

I honestly cannot thank Babouris enough for the experience I had, and especially Marnie who showed me the property.
I was running 40 minutes late because I was completely new to the area, stuck on the bus in awful traffic and already feeling so overwhelmed and stressed. I was convinced I had missed my viewing and arrived feeling really flustered and upset.
Instead of making me feel rushed or uncomfortable, Marnie was unbelievably kind and empathetic. She waited for me, calmly reassured me and genuinely took the time to make sure I was okay before continuing. Her warmth completely changed what could have been a horrible experience into such a positive one.
It may seem like a small thing, but that level of understanding and human kindness is rare – especially in the lettings world. Because of Marnie, Babouris now truly stands out to me as a company that really cares about people, not just properties.

Efficient Service delivery
Had a lovely stay for a good 6 months at 361 Milton Road.From the moment I had a virtual viewing of the room whilst back in London.The room was ideal and just what I needed within close proximity to my new job.Shout out to Marnie Baille as every thing has been seemless during my whole stay.We had problems with appliances but that was quickly resolved and replaced efficiently.Would recommend any day!

I had a really great experience. Marnie was super professional and incredibly quick with getting everything sorted. I had to find a place within a week and she helped me through the whole process. She was always responsive, helpful and clear. Everything was very straightforward and made the whole thing much less stressful. I am really happy with both the service and the accommodation.
Poor communication
Despite multiple messages, various different colleagues from this company never got back to me to arrange viewings of different rental properties. Very poor communication and I felt very messed around. Eventually went with a different estate agents in Cambridge who were much more efficient and responsive, and actually cared about their customers!

Completely Unprofessional– They Only Care About the Money
I rarely write reviews, but my experience with this company has been extremely disappointing, and I feel other prospective tenants deserve to know what they might be getting into.
Yes, the buildings look nice and the rent might seem reasonable, but if you ever need help or support, expect to be ignored.
Communication is practically impossible. Their phone number doesn’t work, and when you try to reach them by email, you either get no proper response or no response at all. They’ve even removed their contact number from their email footer, which says a lot about their attitude toward tenants.
When I moved out, they said they would deduct £20 from my deposit (which I agreed to) and told me I’d receive the remaining balance within 10 working days. It’s now well past that deadline—over a week longer—and I still haven’t received my money. I sent follow-up messages explaining that I urgently needed it to pay my bills and nearly missed my payment deadline. No one replied. Thankfully, a friend helped me out before it was too late.
What really pushed me to write this review was my final day of tenancy. When I returned my keys, I tried to raise a complaint about a previous issue that also showed how poorly they treat tenants. The staff member said she’d speak to her manager, and I saw her go to talk to a man I recognized as the owner, Alex Babouris. I was right there, face to face with him, waiting in the rain, completely drenched—and he ignored me completely. No acknowledgement, no greeting, nothing. As a paying tenant who fulfilled all obligations, that was unacceptable and frankly disrespectful.
So yes, the flats might look nice, but if you ever have a problem, you’re on your own. If you’re lucky, maybe everything will go smoothly—but luck isn’t for everyone. I wouldn’t wish this kind of stress or experience on anyone.
At the property when I rented it
At the property when I rented it, there were multiple maintenance problems already existing that did not get fixed especially in my own room. Even after moving out of the property, my deposit hasn't been returned to me on time and throughout my whole experience with living with them, getting in contact with anyone is nearly impossible, I would not recommend them at all.
