Poor, non-compliant service.
Ben Collins is the current principle for All Urban Rentals (New Farm), Burlington Property (Paddington) and Churchill Real Estate (Lutwyche). As a landlord, my experience with Ben has been highly unsatisfactory due to multiple breaches of basic property management responsibilities, including:
- Periodic inspections were not carried out as required.
- Mandatory smoke alarm testing was not completed, which is a legal compliance issue.
- Tenant repair requests were neither forwarded to me nor actioned.
- Tenants in arrears were not followed up, resulting in financial loss.
- Important documentation related to the property was lost.
- Keys to the property have been lost, putting tenants at risk of unauthorised access to the property.
- Tenants’ data was sent to offshore staff, without their consent.
- When approached for clarification, Ben refused to respond to questions and acted dismissively.
These failures demonstrate a lack of professionalism, accountability, and compliance with industry standards. Based on this experience, I would suggest that Ben Collins is incompetent and suggest no one does any business with the agencies he operates.
