We used Allied Surveyors and Valuers Ltd to value two of our HMO properties, and both valuations were completely out of line with reality, local authority guidance, and actual market performance.
Property 1 – 6-bed all-en-suite HMO
The valuer refused to recognise it as a 6-bedroom property, claiming the communal lounge was too small under their internal guidance.
We provided:
• Exact room and communal area measurements
• A valid 6-bedroom HMO licence from the local authority
Some tenants use in-room living space because the rooms are large, fully compliant with council guidance. Despite this, they ignored the licence and facts and valued it as a 5 bedroom. There was no meaningful discussion or flexibility just a rigid and incorrect downgrade.
Property 2, 9-bed all en-suite HMO (Bristol)
This valuation was even worse.
• High spec refurbishment
• Solar panels
• EPC A
• 6 parking spaces
• 9 minutes from the airport
• Fully let within 2.5 weeks
• Achieving £850 per room
Even a conservative bricks and mortar valuation should have been £600k+.
A realistic market value is closer to £900k.
They valued it at around £530k, claiming the area is “non popular for HMOs,” which is demonstrably false based on demand and rental performance.
Impact
• Nearly £4,500–£5,000 in valuation fees
• Forced to change lenders
• Delays and financial disruption
• Entirely avoidable if proper HMO methodology had been used
Conclusion
If you are valuing an HMO, do not use Allied Surveyors and Valuers Ltd.
They:
• Ignore valid HMO licences
• Apply inconsistent internal rules
• Under value specialist assets
• Fail to reflect real rental demand or market performance
I can’t comment on buy-to-lets or standard residential property, but for HMOs this was a very costly mistake.

Excellent service and the final report is very detailed around each aspect of the property and categorised in colour coded tiers of whats good and what need urgent attention. I opted for a level 2 report and it is more than enough for my needs considering it's a property less than 10 years old. Given clear instructions for legal advisors. Thank you for your service.
