Abysmal service and disgusting state of flat

Abysmal service with loads of outstanding work to be done and yet Abbotts Norwich continue to show no regard for my safety or wellbeing. Continuously trying to pass on responsibility and no work being done even after 2 weeks of moving in, when the work was documented on the inventory as urgently needing repair. Bethany, Maddie, Zach and Chris have all been involved and each are as bad at their job as the next.

The Mildenhall branch I had rented my…

The Mildenhall branch I had rented my property thru for years lost or mislaid a contract for a period that I had to pay the Council Tax of some £400 for when it should have been the tenant they were paid the management fee for the period in question but even after calls to them over the months they have not paid me back it is appalling DO NOT USE THEM
I was even told by a member of staff I am too busy to help!!!!

Abbott / Countrywide Kings Lynn

Abbott / Countrywide managed and later sold my property, and the service was extremely poor.

As managing agents, they failed to identify serious tenant damage, leaving me with £10,000 in repairs. When I raised concerns, staff were rude, dismissive, and passed me between people with no resolution.

As selling agents, they pressured me to accept an offer promising a quick sale, then stopped communicating completely. Emails were ignored, a solicitor was instructed without my consent, and the sale dragged on for months. After tenants left, delays cost me £1,800 per month, totalling £8,100, yet they still charged over £7,000 in commission.

Very distressing experience. I strongly advise landlords and sellers to avoid this company.

Very Happy

Very happy with all the work done by Danielle, Bethany and Ben from the Abbotts office in Norwich. They all went the extra mile to find a good tenant for my property and are very proactive in their approach. Will definitely use again.

Unprofessional

April 2025: Abbots Estate Agent, Rochford, Essex. I began a purchase for a flat they had advertised showing the service & maintenance charges clearly as £1050 a year, which is average for the area. On receipt of completion documents I noticed a statement showing monthly payments a lot higher £2700 for the year. The Manager at Abbots first response was to ask me if she got a reduced price would I be happy, I said no, she then tried to put the blame on my conveyancer. She told me the Seller had filled in a ‘sellers enquiry form’ listing charges as they had advertised, she declined to give me a copy sighting GDPR, I said you can block out any personal details but this was still declined. Abbots refused to assist in any way. This has resulted in me taking the Seller to the small claims court, I have accepted his offer of two thirds to save a Court case. I found Abbot's unhelpful & obstructive, would never use them again.

Avoid! Lost the keys to our property

Avoid Abbotts Stowmarket! We purchased a property they marketed to discover they had lost the property keys! Still not resolved 3 weeks later despite promising to change the locks of the property. Apparently the whole team in Stowmarket has completely turned over so no one was there when the keys disappeared - I'm not surprised everyone left if this is how they handle business. They were 'kind enough' to let us try all of the 'lost keys' they have which are keys they've been given but have no idea what property they are for. After trying 100 (shocking!) of these 'lost keys' none of them were our property's keys but clearly it's a common occurrence for Abbotts to not keep track of what keys are for which property! Absolute shambles. Maybe one day we'll finally get our locks changed by them to be able to open our doors!!

Abbotts Norwich is honestly a disaster…

Abbotts Norwich is honestly a disaster of a letting agency. The male agent who showed me the property behaved like an out-of-control football hooligan — completely unprofessional and erratic, rushing through the entire viewing. When I followed up with their customer service, it was just as bad: totally amateur. They promised a call back but I never heard from them again.

It became clear that after they learned about my ethnic background, their attitude turned dismissive. I inquired about the same property three times and never received a response. I understand the housing market is competitive, but other agencies at least keep you updated and suggest alternative listings. Abbotts did none of that. It was a terrible experience.

If you're a local, maybe you'll be treated differently. But if you're not like them, I strongly advise you to think twice before dealing with this agency. They clearly look down on people — absolutely discriminatory and unprofessional.

“Nearly Ready to Exchange” — A Month After We Walked

So me and my partner were looking to buy our first house together. We found a doer upper in an area we liked with nearly all the features we wanted. We negotiated costs. Sophie, the estate agent, was very pushy from the outset, chasing us multiple times a day trying to get us to increase our bids. Eventually we settled on a figure everyone was happy with.

We started this process in early February, based on the assurance that the property was chain free and the sale would be quick. Neither were true. The vendor told us in person that she would be moving into a rental to avoid delays. That commitment disappeared almost immediately. When we raised this, the agent suggested we must have imagined it. Helpful.

Over the next few months we received a series of generic, copy pasted updates that had little to no relevance to our case. There was no accountability and no real progress. Most questions were avoided. It got to the point where we were told the estate agent would no longer be communicating with us and that we should contact the vendor’s solicitor directly. When we asked for their details, we were told it would be a conflict of interest to provide them. You could not make it up.

We asked multiple times to speak to someone senior. No one ever got in touch. We asked to meet the vendor to discuss adjusting the price due to the delays and the misrepresentation. That was flatly refused.

Meanwhile our mortgage offer was approaching expiry. Our conveyancers made it clear we needed a window between exchange and completion. Still nothing. So we walked.

We formally told the estate agent on 23 May that we were withdrawing from the purchase. Today, 26 June, we got a call saying the vendor’s solicitor is “nearly” ready to exchange. That should give you a good sense of the pace and awareness we have been dealing with.

Since then, we have found another property and overtaken the progress of the previous sale in a matter of weeks. Which really puts into perspective just how dysfunctional this entire experience was.

If you are considering using this estate agent, ask yourself how comfortable you are with being ignored, misled and left in limbo for months. If the answer is very, then you will be in excellent company.

Tim @ Kings Lynn - 5 Star!!

We brought a bungalow from a seller using Abbott’s at the beginning of the year. Tim @ Kings Lynn branch truly went above & beyond for us. He attended extra viewings, even on his Saturday day offs. He kept us updated as to progress. But above all else he was in constant contact with the seller & their solicitor, pushing them along to get the sale through in the timeframe we needed. He made endless phone calls, got involved in paperwork where he had no obligation to & was always on the end of the phone when we needed him. Would recommend Tim to anyone. I think he was as excited as we were the day we got the keys!!! Thank you

Abbotts Estate Agents Wymondham what an amazing experience from Lorraine coming to my house to measure up and explain the whole process, to them showing all the potential buyers round, keeping me updated regularly and chasing the Solicitors and buyers throughout. Would highly recommend them if you are considering selling your property.

Awful Customer Services

I made the mistake of trying to rent a property through Abbotts. Their staff never responded to my emails requesting information. I had to call multiple times, and despite their assurances, they never followed up with me. Eventually, I discovered that the property was no longer available, but the staff never bothered to inform me. I only found out through a friend who lived in the same building as the flat I was interested in renting.

Poor service

I have to say that I have been very disappointed with your service for the following reason:

We could have completed on February 14th (as our buyer desperately wanted) but because your agent continuously told the buyer it would be impossible to complete the conveyancing by then (and perhaps even lucky to do so in March even), it scared them into extending their rental lease for a further month and thus delaying completion until March. I was told the same by your agent but our solicitors said it might be possible and it has proven that it was.

I was not updated at all by your staff over the progress with the sale. I was the one doing all of the chasing and updating you. On one occasion I went into your shop to specifically ask you to contact our buyer to see if he was happy with the completion date proposed and to exchange. Your member of staff scribbled a note on an already full scrap of paper and then clearly forgot as nothing happened and so I contacted the buyer myself. I informed you when we were going to exchange and complete and when we had exchanged.

The only positive experience was Emma, who was good at what she did.

Pathetic

Poor communication
Poor sales techniques
Did not change price of property as promised
Basically write a list of what an Estate Agent should not do and they managed to do it.
Would be better scribbling the price on a piece of A4 and pinning it to our fence.

Paige and Danielle

Paige and Danielle.
Let down by Nwes start up loan company i suddenly find myself four thousand pound short of securing my tenancy.
The two women dealt fairly and communicated with the landlord about my sudden change of circumstances.

They brokered solutions that both landlord and tenant found reasonable.

Tenancy is still agreed and only two days to resolve these unexpected issues.

I'm impressed these two women treat customers like individuals not tick boxes. They have excellent communication skills and genuine interest in each individual customer.

These are rare qualities in Estate Agencies...Most Estate agents don't want to even show you a property without proof you have the cash...

Cut throat mercenary world we live in where care is just a word with little meaning.
Paige is a beautiful polite and caring young woman who is both professional and fair. Paige is able to get results for all involved.
Danielle the manager is understanding professional yet looking to broker deals that leave everyone feeling happy.
What a team!
