Spaces Utrecht

The offices and the general spaces are very comfortable and modern. Nice atmosphere. And the location is very convenient. Good coffee!

Terrible service

Terrible service. They don't follow up on things that are agreed. Invoicing is a mess and as a result late payment fees. We cancelled our office after one year because they wanted to raise the price by 35% suddenly where this wasn't even allowed by their own house rules.

Edit:
- About the late payment fees: You are looking at the wrong invoices. This problem happened in may - November 2022. As per feedback from your "community manager" there were issues with the invoicing system and it would be corrected. They overlooked the fact that certain costs would not be automatically invoiced. This was however was communicated as such to us. Afterwards they made an internal case but this wasn't approved your headquarters. Hence, Spaces does not take responsibility for their own mistakes.

Moreover, you are invoicing September 2023 and charging late payment fees while our contract ended August 31 2023..

- About the renewal price: it's not in line with the agreement terms. See below the articles of the 'general terms' and 'house rules'. The maximum is 5.4%. Nevertheless, +35% is current market price?! You must be kidding!

The general terms state:
4.7. Indexatie: Indien een overeenkomst loopt voor een termijn van meer dan 12 maanden, of een maandelijkse overeenkomst niet binnen 12 maanden wordt beëindigd, verhogen Wij de maandelijkse kosten op iedere jaardag van de aanvangsdatum volgens de toepasselijk inflatie-index beschreven in de Huisregels.

The house rules state:
"45. Jaarlijkse indexatie: Voor alle overeenkomsten met een looptijd langer dan 12 maanden is de toegepaste indexering 5.40%. Het indexatiepercentage wordt bijgewerkt tot driemaandelijks, maar in ieder geval op 1 januari en 1 juni van elk jaar."

Hi Simon, I’m very sorry to hear of your disappointment.
Upon reviewing your account, it is accurate that you received a late fee since the direct debit payment was rejected due to the disputed authorised transactions from your end. Our invoices are payable no later than on the 15th day of the month. If payment is not received by the due date, we incur administration costs and, though we would like to avoid charging you for this, we must pass on a late fee to you. You can review invoice and payment dates on your statement of account, available in your online account (myspacesworks.com)
We understand that you're unhappy with the increase in the renewal price. The renewal price will always prevail over the current market price which has been detailed in your agreement terms.
