Smile Construction - Not A Builder !! Avoid
Used Smile Construction (Gurnam) on recommendation for a side extention and ground floor rennovation of my semi detached home, following is the reality of major long term issues and damage based on work done and the ongoing problems for which i am still looking for solution after 16 months:
1) unsealed holes in foundation, around the walls and broken and uncapped underground drain pipes due to which drain rats have found their way through cavity walls to the roof of side extention and the loft. 8 years havent seen a rat around the house before the side extention and now you can hear them all the time. Everytime i had called him, it was mentioned , not possible, coming from neighbours and now not responding and possibly havent got a clue on what can be done.
I got Thames water survey the drains twice, repaired one of the drain damage done due to construction but not others and have done multiple pest control over last 12 months at additional cost, all have confirmed the damage done underground for drain rat infestation and need serious rework to get it fixed. Cost is Repair £5k
2) Leaking roof from the begining at 2 places (have called many times), he comes, says will do and pours more roof raisin and goes. No clue on how to repair or rectify it or even do it properly. second opinion, roof needs redone at extra high cost (£8k).
3) got my driveway done as the part of rennovation, the block pavement already sinking in few places.
4) Not even going to mention the list of minor issues with wood, tile floorings etc
Not a Builder!! and doesnt even want to understand, figure out, rectify or do it better. He would always say yes for everything and make up his own way of doing it while asking for premium cost.
Notice sent out for which the resonse was "see you in coat". Also its been forwaded to building control planning authorities in Spelthorne, Slough, Ashford and Surrey including community forums.
