AkiyaMart is a small team helping people buy vacant homes in Japan. We're Take and Joey, two friends who met in college in Tokyo and bought our first akiya together in Beppu back in 2023. That experience showed us how confusing and inaccessible the process can be for foreign buyers, so we built AkiyaMart to make it easier for everyone else. We run the marketplace, do the consulting, coordinate with agents on the ground in Japan, and host the "Buying a House in Japan" podcast (140+ episodes and counting). Great Experience!

Working with Akiya Mart has been an outstanding experience from start to finish. They connected us with exactly the right people to get the job done, and everything moved smoothly because of their professionalism and care. Our realtor, Ron, was exceptional—knowledgeable, responsive, and truly invested in helping us find the perfect place. Thanks to this team, we are now in a home we absolutely LOVE. These are good, solid people who do things the right way, and we couldn’t be more grateful. We closed on our home May 26th— Thanks Guys!

Akiya-Mart's First Client, Airbnb Investor

I was one of Akiya-Mart’s earliest clients and investors, joining when the platform was still in its early stages. Since then, it has been impressive to watch how much the service and process have evolved.

As a foreign buyer, one of the biggest challenges in Japan is simply understanding how to navigate the market, evaluate opportunities, communicate with local professionals, and execute a transaction with confidence. Akiya-Mart helped remove much of that friction by creating a clear and structured process that allows buyers to focus on finding properties that fit their goals.

What I appreciated most was that the team was willing to build relationships and provide introductions beyond the initial search process. Through those introductions, I was able to work with local professionals who helped me acquire, renovate, furnish, license, and operate multiple properties in Japan.

I have now invested over $1 million in Japanese real estate and have successfully launched several operating vacation rental properties. Very few foreign buyers make it all the way from property search to acquisition, renovation, licensing, and ongoing operations. My experience with Akiya-Mart was the starting point for that journey.

The team has always been approachable, responsive, and transparent about what they know and where deeper local expertise is needed. For anyone serious about exploring Japanese real estate as a foreign buyer, I believe Akiya-Mart provides a valuable framework and network to get started.

It’s been rewarding to watch the platform grow from its early days into what it is today, and I still use the platform for my future investment needs in Japan real estate.

Worth the cost, great experience

I'd been looking into buying property in Japan for over 3 years and in that time I reviewed several consulting options before choosing Akiya-Mart. I had expected to pay-to-view listings as many consultants had this set up, I also paid for both group and 1-on-1 consultations to vet them and get my questions answered. The contract was for 6 months and in that time I worked directly with a Japan-based real estate agent working for Akiya-Mart. I met them in person and had many (100+) emails and phone/virtual conversations throughout the buying process. We looked through hundreds of listings, chose a couple dozen to follow up on, then reduced this down to just a few and ultimately found the one we wanted to purchase. The money transfers went well and I was confident throughout. The paperwork was complete and we now own a home in Japan, which is pretty amazing. I'm grateful that they helped us navigate this otherwise cumbersome buying process. I think their services are worth their cost, it was and continues to be, a great experience.

My wife and I fell in love with Japan the moment we arrived…

As we began planning what would be only our 2nd trip to Japan, I also found myself going down a rabbit hole of videos — foreigners documenting their searches for akiya, Japan’s vacant homes, and ultimately turning them into something truly their own. The more I watched, the more the idea took hold.

I started researching in earnest. I came across two platforms — AkiyaMart and another viewers can find through YouTube — and my wife and I had discovery conversations with both. After weighing our options, we chose AkiyaMart. Their coverage across Japan was extensive, their response times were quick, and the relationships they had built with local agents gave us a level of confidence we hadn’t expected to find so early in the process. We started with a membership subscription, which gave us access to properties sourced directly from Japanese real estate listings — translated and curated by the AkiyaMart team — and the search began in earnest.

What made the experience particularly reassuring was how thoughtfully the platform was built. We could filter for properties that were less vulnerable to tsunamis and earthquakes, and we could specifically search for homes that permitted short-term, medium-term, or long-term rentals. For two people approaching this from the outside, that kind of structure was invaluable.

After browsing numerous listings and going through several viewings with local agents, we finally found it — a gorgeous property that immediately felt right. From that moment forward, AkiyaMart and their network of local partners guided us through every step of the purchase process. What could have felt overwhelming was, instead, remarkably smooth. The entire transaction was finalized in a matter of months.

Every person we worked with was helpful, transparent, and genuinely invested in seeing us succeed. And the relationship didn’t end at closing. We continue to work with members of the AkiyaMart team to this day — setting up our utilities, maintaining the home, and making sure everything is properly cared for from across the world.

We are beyond excited to be homeowners in Japan. Honestly, it still feels surreal. None of it would have been possible without stumbling upon AkiyaMart, and more importantly, without the trustworthy, dedicated team behind it — people who walked with us from the very first conversation all the way through to ownership and beyond.

We are extremely grateful! It was an amazing experience from start to finish, and we cannot recommend AkiyaMart highly enough!

Great website and smooth purchasing experience

We had a really good experience with AkiyaMart, from browsing their website to buying our first home in Japan. The website is really user-friendly and makes it so much easier to search through properties compared to other Japanese sites we tried.

The whole process of buying a home in Japan felt pretty overwhelming at first, but their team was helpful, responsive, and easy to work with the entire time. We managed to buy our home in Shiga prefecture with their help and everything went much smoother than we expected!

AkiyaMart gave a refund

AkiyaMart charged me for a year subscription when I hadn't meant to sign up. However, when I notified them, they immediately refunded my subscription.

Even the free product is a great service - I haven't found anything as robust and as helpful for searching the Japanese real estate market!

Japan Home Buying a Breeze

This was our first time Japan home buying experience. When I first signed up and inquired. Take was the one we were in contact with and gave the full rundown how they operate. Once we were ready, Eric introduced us Aya to start the process. She was very responsive and informative of the listings we selected and gave suggestions based on what I was looking for. She translated the documents we needed to sign and was with us the every step of the purchasing process. Would definitely do it again no questions asked.

Amazing service from start to finish

I recently used the AkiyaMart Direct program to buy a house in Niigata and it was worth every cent. The process was smooth from start to finish and we were able to settle on a property in about one month, beating my best expectations. The agent I was connected with was incredible and continues to be incredible post settlement. Highly recommend.

Helped me get my home in Japan with no hassle. They were straightforward with fees and helped get us set up with the right real estate agent to guide us through the process. My wife and I were very apprehensive going into this process since we had never done anything like this before, but I am a proud homeowner now and I have no regrets!

Akiya Mart Direct Buyer Experience

Akiya Mart Direct sounded too good to be true at first, and I wasn't sure I'd be a good fit as I was looking for a very small, newer, and managed condo near Tokyo, instead of the typical Akiya most people are in search of. Regardless, I went for it and just recently closed on a condo about an hour north of Tokyo in Saitama!! I could not be happier with how things turned out.

From start to finish the entire process took 6 months. And most of that was hands off! Mika, Take, Joey, Erik, Hiro, the entire team was beyond helpful, and made my life incredibly easy throughout the process. The fees associated with closing were much lower than I was expecting as well. I just want everyone to know that this is possible, and once you go all in, their team will take very good care of you. Good luck everyone! :)

I purchased a home in Osaka with AkiyaMart. No way I could have accomplished this without their help. They have helped me through out the entire purchase process and continue to help me even after the purchase. I appreciate their honesty the most. I’ve referred them to many of my friends and plan to use their services again.

Extremely supportive staff with transparency every step


Purchasing my first home in Japan felt overwhelming at first, but AkiyaMart made the entire experience smooth, transparent, and enjoyable from start to finish. Every step of the process was clearly explained, and I always felt informed and supported throughout the journey.

Their team was professional, responsive, and genuinely cared about helping me succeed with my purchase. Navigating real estate, paperwork, and procedures in Japan as a foreigner would have been incredibly difficult without their guidance.

I truly couldn’t have done it without them, and I highly recommend AkiyaMart to anyone considering buying a home in Japan.

AkiyaMart = the best search engine for Japanese Real Estate

AkiyaMart is an excellent resource for those looking into Japanese real estate, especially foreigners. For an affordable subscription, you can search the Akiyamart database, which features millions of properties for every budget. The user interface is very intuitive and easy to use. You can search broad areas or filter for specific searches, such as Airbnb zoning, hazard zones, size, building material, land rights, etc. If you want to work with a professional to find the best property, then they offer consultation and property purchase support to assist with the entire process.

I purchased my first Japanese property last year and used Akiyamart. I cannot recommend them enough! The agents were beyond supportive and helpful; even long after we moved in, we could reach out with any questions or support we needed. The process was so easy it almost seemed too good to be true. We completed the entire process while in the States!

I love my akiya in Nagasaki. It's been the best experience of my life (and my kids' and my husband's). I highly recommend AkiyaMart and its agents.
I look forward to working with them again. :)

AkiyaMart makes buying real estate in Japan a breeze!

My journey with Akiyamart all began when I chanced upon their intuitive, easy to use website/ search engine. Within that website was an option to contact them directly within the app. I had no idea what the process of buying Japanese real estate was like but Take and Joey, from our first Zoom meeting effectively explained it to me and how they could help. And they did! They assisted me from start to the time I got the keys to my first property, in the area I love, in a short span of 2-3 months! For those who love Japan and are contemplating on getting Akiyamart's services in purchasing real estate there, just take that first step, explore Akiyamart search engine and subscribe if you'd like to expand your search like I did, and take that leap of faith (as Take said), do your homework and trust the process!

ONE YEAR FOLLOW UP (10/2025)
With the renovations complete with the help of Akiyamart's/ Add Value Co. realtor Yoshi, the condo, although tiny, feels so comfy and homey! I love it! I couldnt have done it without Joey, Take and Yoshi's help! I'm still subscribed to Akiya Mart search engine which I feel is well worth it if you're on the lookout for real estate in Japan!

Signed up for free account because I was interested in a listing, they put you behind a paywall. There are not options to contact or chat to anyone without paying something. Also don't give any options to close your account so expecting a bunch a spam emails from them in the future.

Away from the professionalism

I paid a yearly subscription then i end up paying for consultant separately which is not cheap at all but i was looking for the service didn't have enough time to look for someone else but the problem is they pas wrong meeting time with the consultant not mentioning whether it's am/pm or 24 hours format and it's obviously poor coordination from them , the consultant is so rude when i informed him about this poor coordination and he was defending their unprofessional way of dealing with the customer
I don't recommend dealing with them

Pointless sign-up and scammy.

If you try to look at any listings it says you need to sign up. When you sign up and hand over your details to them (that they can pass on to third parties for marketing purposes according to the privacy policy), you still can't look at most listings unless you pay for a premium account.
No easy way to delete your account once you have opened it without emailing them directly.
